• Developed the new regional construction department. Hired and led department team including project managers and FF&E purchasing staff; developed policies, procedures, contract documents and other forms and systems to support the new department. Sourced and engaged architectural and general contracting firms that specialize in grocery and retail buildings which brought new creativity to the company as well as more competitive project pricing.
• Designed due diligence and site analysis procedures used to qualify ten acquisitions of competitive stores in Northern California and other regions nationally. Presented final report with associated cost analyses to corporate real estate committee for use during lease take-over negotiations.
• Negotiated all construction work scope and costs with potential landlords and/or sellers, and prepared final lease/purchase construction language and exhibits for every deal.
• Conducted site investigations and negotiated lease and construction scope for a 201,600 sf build-to-suit cross-dock regional distribution center.

• Set a company record for the fastest entitlement of a new project (2 weeks) which brought revenues in eight months earlier than originally projected earning the company approximately $925,000 in additional sales profits.
• Designed, permitted and built two McDonald’s/Chevron co-brand facilities in less than one year, and brought the projects in earlier than projected by both companies. One of these facilities in Diamond Bar, CA, set a 1999 West Division record for the quickest construction timeframe for a co-brand unit (85 days).
• Awarded McDonald’s 1999 Corporate Real Estate Development “Innovation Award†for the Diamond Bar project.
