Estimating and pre-construction services included projects such as healthcare, major retail, office buildings, resort and hotel (new and renovation) as well as multi-family and senior housing planning.
o I was able to lead HSWC in the procurement of a $38 million major retail mall renovation, two major hotel renovations (approximately 400 guestrooms each as well as the public space renovations).
o Setup bid procedures utilizing Bidmail to greatly increase efficiency of subcontractor requests for proposals and to obtain a greater number of competitive quotes.

o Metropolitan at Dublin Station – 300 unit condominium with 7 levels of residential over 2 levels of podium project in Dublin, CA.
o Centria – 464 unit condominium project which consists of two 4 and 5 story residential buildings wrapped around 5 and 8 level parking garages respectively.
o Jackson Tower – 247 unit 17 story condominium project with 5 levels of commercial and residential parking above ground and 12 stories of residential housing with HOA amenities including 30 seat theater in Oakland, CA. Project was put on hold when we were ready to pull the structures permit.

o Managed the design development, cost estimating and production of construction drawings, selection of a General Contractor and all necessary consultants for the construction of a 74,500 sf 4 story medical office building and 2 story underground parking garage in Fremont, CA.

Responsible for all the field operations of the Division, including apartment and office buildings, bio-tech laboratories, hospitals and outpatient clinics with a combined value greater than $220 million.
o $66 million Department of Health Services Laboratories, Richmond, CA Project included multiple laboratories, some with HAZMAT handling isolation, biohazard identification and isolation, negative pressure isolation rooms, clean rooms, large auditorium with digital video presentation equipment.
o $20 million City of Hayward 8 story office building, Hayward, CA
o $20 million Department of Defense, Site 300 contained firing test facility, Livermore, CA
o $30 million Surgery and Emergency services wing of San Mateo County Health Center, San Mateo, CA. This was an OSHPD project. Project consisted of surgical wing included laboratories, negative pressure isolation rooms, intensive care unit. The emergency services were equipped to handle biohazard remediation and isolation.
o Conduct review of prime contracts of owners and assess risks associated with these contracts. Provide review of subcontracts and bonds to ensure that they are properly executed and that any mark-ups or alterations have the proper approvals. Ensure that the administrative polices and procedures as set forth by management are being followed. Assisted the estimating department in the review of proposed contract documents and provide estimating support and oversight as necessary when proposing and bidding new work. Over see and facilitate project jobsite setup at the beginning of the project. Participate in monthly job cost review meetings regarding project’s profit and loss. Evaluate projects staff training requirements and provide training necessary for future assignments and promotions. Conduct in-house training in Microsoft Excel, Primavera scheduling and Expedition project document controls system. Ensure that project documentation is being done completely and in accordance with the contract documents regarding disputed issues.

o San Mateo County Health Center $23 million 5 story structural steel frame nursing wing containing 97,990 sf. This was an OSHPD project.
o $17 million 6 story Humanities Building, San Francisco State University. Building was structural steel frame with Dryvit exterior, containing 200,200 sf of classrooms, faculty offices, auditorium and laboratories.
o $23 million Blackhawk Plaza shopping center & The Behring – Hoffman Educational Institute complete with 6 acres of fountains and waterscapes. Successfully directed all operations on upscale retail center and museum complex containing 475,000 sf of enclosed space in seven low-rise buildings around a 2.5 acre water feature. Specialty HVAC systems for the archeological /paleontological climate controlled museum.
o $83 million of Fillmore Center Condominium and Retail Center of 1100 units of low-rise and mid-rise buildings of poured in place concrete construction. Responsible for the design development, subcontracting and overall construction budget through buyout. Role included administrative duties, monitoring of design to ensure that the design is cost-effective and met the contractual requirements of the project owner. Managed engineers, superintendents, estimators and the on-going estimating effort for cost control and the assessment of the cost impact of design changes. Procurement activities included development of bid packages, with well defined scopes of work, prequalifying subcontractors, soliciting bids, bid analysis, bid negotiations, awarding of subcontract, drafting of subcontracts and follow through to the final subcontract execution. Analyzed project specifications to determine cost of value engineering alternatives to materials and design.
