Construction and development has been my life’s professional on many levels from Architect, President of construction companies, and VP of Construction for Property Development / Management Firms.. My experience ranges from years of Casinos, commercial, shopping Centers, condominiums, multi-family, ecclesiastical, hospitality, and restaurants. Projects ranging from a few hundred thousand to Casinos over four billion each.

Planning consulting Firm:
Entitlements: Feasibility studies for a variety of projects from HUD and Farmers Home, large land improve/sale strategies, growth area lots, apartments, and commercial office parks.
Prepared zoning studies, research, and strategies for presentations to the zoning board. I have worked with Air Maps, USGS maps, tax maps, city planners, zoning boards preparing data for many types of developers seeking entitlements.
Architectural Firm:
Project Architect for multifamily (new and renovations), shopping centers, churches and commercial office buildings. Preformed initial site reviews/property search, zoning, site utilities, site layout, building foot prints, probable costs, etc.
Construction Firm:
Owned and operated a medium size construction firm with 160 employees operating in six Southern states. The firm a design build firm employing many types of construction. I was in demand by many architects for projects that exceeded budget constraints due to ability to provide design sensitive value engineering options, exploring each component of the building from balancing the cut/fill of the site to the examination of building systems including structural. My firm also erected laminated beams and was a steel building dealer/erector.
I am a capable contractor with strong skills in project management, scheduling, estimating, bidding, and contract management.
Developer/Property Management Firms:
Vice President and President of the construction divisions of three separate Property Management companies. The firms specialized in Multi Family but involved a variety of construction types from new construction to extensive renovations and Garden Apartments to High Rise Hotels multifamily conversions. I have worked with HUD through a number of programs over the years with the most recent focus on Tax Credit properties. I was also very much involved during the years after the 1986 tax reform act with a developer in the Due Diligence and renovation of the RTC properties. There are of course many other duties with these positions including setting up construction companies, interviewing, hiring, and monitoring design professionals, coordinating with local zoning and code officials, and hiring general contractors or serving as the construction manager. Contract management, scheduling, and overall supervision from the owner’s prospective including review of draw request, contractor meetings, change orders, and RFI’s. Previous experience in Architecture and Construction provided a skill set above the average Owners agent.
Consulting Firm Currently:
Managed a fast paced Consulting firm specializing in Cost Management, Project Management, and Litigation Mitigation. Director for Nevada and Arizona region based in Las Vegas managing over eight billion in the Cost and Project Management properties in the very fast paced demanding Las Vegas market.. I accepted this position on the understanding that I would be establishing a new RVP position within this great company. However due to the economic pressures facing the current development market particularly gaming and hospitality the region has suffered resulting in a severe downsizing of my current employer.

Completing requirements for a (CCIM) Certified Commercial Investment Member designation pending total sales requirement.

 Accomplished the hiring directive of developing a construction division that was able to support a capacity of 6000 new units within a three year period – evaluated current and hired new staff, produced and implemented new policy & procedure manuals, scheduling/document control programs, a safety/risk department, training programs.
 Took over the Grigio multi-family $92M project (www.grigio.com) from a third party construction management company due to an over budget and behind schedule situation at month 38 – implemented an innovative new management process and reconstructed budgets, schedules and construction sequences.
 Set up a California office to support development of a 44 story high rise in San Diego.
 Built a department that was managing 9 projects simultaneously; capable of handling 12.
 Developed three mixed use development sites that included out-parcels for hospitality, shopping, office and retail.
