Accelerated the conversion and adaptive re-use of a decommissioned 42-bed senior care nursing facility into a 12-unit apartment building. This family owned project is now successfully tenanted. This was a one-off opportunity for me to help out my parents when I would otherwaise likely be idle.
Career Gap July 2008 - May 2009
I truly enjoyed working for the Watt Companies and would not have left; however, I was laid-off 11/5/07 under its rapidly growing Watt-Genton subsidiary. In fact, in turn, all 50+ employees were laid off as the subsidiary unraveled. The subsidiary was a limited partnership and managing member Genton had decided to dissolve his development platform relationship with the Watt family. As a special case to wrap up a smaller construction project nearly completed, the parent company had me kept on an additional two months until 12/31/07. Starting immediately thereafter 1/2/08 I followed a larger Watt project, which I previously had lead, to the consultant firm then engaged to continue the project as owner’s project manager (MPA). I led that project until the satisfaction of Watt’s contractual obligations to open the Target store anchor 6/20/08. Due to market conditions then, the remainder of that shopping center was put on hold, as well as another Watt project I had begun to lead for MPA. Having completed my Watt projects as far as possible, I duly provided notice and resigned from MPA of my own accord. I had not found a fit with MPA and MPA had already laid-off half its workforce in my short tenure there. I had hoped that focusing all effort at that moment on finding a new opportunity would pay off. Unfortunately my timing was not good, the economy deteriorated further and the banking crisis began about a month after I had resigned. I have used the time to study for my state real estate license.
