Specifically involved with Marcy Houses ($54 million) overseeing Construction Manager Lehrer McGovern Bovis and Misra & Associates Architects, Gowanus Houses ($36 million) overseeing Construction Manager Lehrer McGovern Bovis and Castro-Blanco Piscioneri Architects. Point of contact between CM and all NYCHA depts.
• Evaluate Architectural designs, plans and specification in relations to NYCHA needs, budget and expectations. Assess recommendations from CM concerning design alterations.
• Analyze financial data such as bids, cash flow expenditures and create computer generated charts and graphs for tracking budgets in relation to CM/AE proposals.
• Manage preparation of requisitions and budget amendments for accuracy and reasonableness, based on schedule of completion.
• Assist Chief of Construction Management in Comp Grant Funding reporting.
• Review contract schedules from start to contract closeout for on-time performance of design and construction work. Produce computer generated updates of progress by the CM.
• Conduct new bidder survey, Assist in developing Section 504(Handicapped accessibility) strategies and review lead based paint testing results/protocol.
• Preparation of RFP's for architectural and engineering services and develop scopes of work and cost projections.

Design review/Needs Assessment
• Evaluate architectural designs, plans and specifications in relation to NYCHA needs, budget and expectations. Assess recommendations from CM concerning design alterations.
• Review architects drawings for all milestone for NYCHA approval. Reviews and revises bid packages/technical specifications as needed.
• Works with architects and engineers from both NYCHA Design Department and outside consultant to produce needs assessment for each project, secure necessary funding for project, and approvals as needed for various design issues.
Contract Management
• Review overall job progress
• Corresponds with construction manager in writing to (a) document performance issues, (b) clarify CM agreement and NYCHA policies or (c) provide construction and design direction as needed.
• Gives Construction Manager Direction to proceed with all new work related to budget amendments.
• Schedules, plan, and, with the Chief of Construction Management Unit, reviews job progress covering all aspects of
Design/construction work.
• Visits developments to review progress of construction as
Needed to resolve special issues.
• Review contract schedules from start to contract close-out for on-time performance of design and construction work.
Resident Relations
• Attends resident modernization committee meetings as necessary. Reviews plans and consults architectural drawings with residents for input and evaluation. Research modernization issues as requested by management and residents. Reviews section 3 (resident hiring) progress to ensure all requirements are met during construction phase.

Contract Inspector
Contract Administration Department, Structural/504 Section
Responsible for contract compliance during field inspections. Monitor structural/504 contracts performed by contractors at the Authority developments, this includes the following type of contracts; all types of doors, kitchen cabinets, grounds improvements and masonry repairs.
Specific Responsibilities
• Conduct and document field meetings with Authority members and contractors.
• Perform daily field inspection and document written reports on Contractors activities and progress.
• Review Pre-Bid specifications and make suggestions to our design Department on field conditions.
• Monitor Contractors schedules to insure they meet contract and CIAP funded deadlines.
• Insure quality installations.
• Provide technical advice to our design Dept. on field conditions.
• Process Contractors requisitions and change orders.
