Senior Project Manager
Tritec is a mid-size CM/GC firm that does an annual volume of $100 million. As Senior Project Manager, I am responsible for all ground-up Hotel Projects, of which 5 were located on Long Island and 1 located in Yonkers, NY and a Senior Living Facility in New Paltz NY.
The following were projects I was responsible for as Senior Project Manager:
• Marriott Residence Inn Yonkers NY - 144 room apartments, 4 story structure. Completed 2009.
• Staybridge Suites Carmel NY - 123 room apartments, full basement + 4 story structure including 50,000 CY of Rock Blasting. Preconstruction 2008-2009
• Marriott Townplace Suites & Springhill Suites Fishkill NY- 2 Hotels on the same site. Total of 185 rooms. Preconstruction. 2008-2009
• Woodland Pond New Paltz NY- 277 Apartment Senior Living Facility- Established $64 Million GMP and major subcontractor buyout/awards. 2007-2008

I was involved early in the projects from Preconstruction process through the overall contract procurement. Met on a weekly basis with A&E team to review design documents and commented and redlined documents for construction feasibility and methods for scheduling, strived to A&E team to produce an complete set of coordinated documents between Arch, Struct, M.E.P and Civil engineers. Implemented value engineering during design. I prepared and presented to the clients the overall GMP at risk or competitive bid lump sum format proposals.
During construction, I was the main liaison for the owner or owner’s rep. I interacted on a daily basis with Architects & their consultants, utility companies and local building officials. Further in this role I negotiated, developed scope of work and procured all subcontracts, prepared monthly AIA reqs, RFI’s, owner & sub change orders, reviewed all submittals prior to submission to Architect, held weekly subcontractor coordination meetings and monthly owner meetings. Responsible to oversee on-site superintendents and their assistants, admin assist and assistant project manager. Provided monthly updates to schedule via Suretrak & contractor software. Prepared end of month cost reports via timberline for CFO. Prepared all closeout documents for Architect and Owner’s, Negotiated change orders and closeout all subcontractors and I also compiled & coordinated all documents with all municipalities necessary to obtain Certificate of Occupancy for all projects.
Participated in the preparation of budgets & estimates for multifamily/senior living facilities.
I started initially as the Chief Estimator for this firm. This was for the first year of my employment. Upgraded our Timberline unit cost database, Upgraded and added subcontractor database and evaluated subcontractor’s strengths and weaknesses based on project types. Most projects that were bid were Negotiated GMP’s, Development budgets, and lump sum Hotel, Multi Family and Industrial projects.

Construction of the Bryant Park Hotel located at 40 West 40th street New York NY, which was
A $40 million, 18 month project.
The project consisted of a complete interior gut of a 23 story building, which was a NYC landmarked building formally known as “The American Standard Buildingâ€. The features of construction consisted of 123 boutique style guestrooms, full restaurant & bar, and the creation of a man-made sub cellar for an 85 seat screening room & mechanical spaces. There was also a complete exterior restoration which was subject to the NYC landmark preservation standards.
In my role as Senior Project Manager, I interacted on a daily basis with the owner, hotel management and an international design team and its consultants. Procured subcontractors and vendors for which many were located and materials were imported from Europe. I had overseen a staff of 2 full charge superintendents, 2 assistant superintendents and 1 assistant project manager.
