• Acting as closing Program Manager for the $42 million modernization and new construction program for the Ontario-Montclair School District (OMSD) I was responsible for all aspects of Client Service and Project Control for the over 140 simultaneous multiple prime contracts.

Project Manager Responsibilities– (OMSD Lincoln Elementary School - $4 million Modernization, MT. SAC Athletic Storage Building, Building 21 Renovation, Building 45 Bid)
• The Lincoln Elementary School Modernization Project included managing a site staff of administrators and a project superintendent for the after hours project which required special attention due to stringent work conditions encountered on site: special needs student population, all interior floor plan requiring 5 phases of construction and the requirement to work after hours.
o Perform constructability review of pre-bid documents. Work with the Architect, Engineers and Client to incorporate revisions and necessary updates.
o Create project bid schedule and subsequent construction schedule.
o Perform bidding operations (bid advertisement, coordinate job walks, pre-bid RFI review with the Architect, Addendum issuance, bid openings, award of bids, bid protests resolution).
o Project mobilization.
o Coordinate temporary relocations of staff and students.
o Coordinate RFI resolution, Instruction Bulletin issuance, change order review/negotiation, payment application review and approval.
o Assist the Architect with DSA approval and closeout.

Architectural Construction Administrator – Responsibilities
• Provide Construction Administration Support for Architectural projects from award of contract through final close of certification with the Division of State Architect. Ensure that project design intent is achieved during the construction process via site visits, interaction with clients and contractors, DSA Inspectors and/or coordination with a client’s Construction/ Program Managers.
o Create and Issue Meeting Minutes, Punch Lists, Correspondence.
o Coordinate special meetings with product representatives to resolve site issues.
o Review and respond to Requests for Information (RFI).
o Draft and Issue Instruction Bulletins (IB).
o Draft and Issue Change Orders (CO), including processing through State and County Agencies (DSA, County Accounting Departments, etc.).

Architectural Construction Administrator – Accomplishments
• Successfully administered, and closed with DSA compliance, projects ranging from modernizations in the Morongo Unified School District to Additions and New Construction in the Fontana Unified School District. Successfully administered multiple, concurrent projects with efficiency and accuracy.

• Modernizations, modular building placement, new ground up wood frame, steel and masonry construction on High Schools, Elementary, Middle and Continuation Schools.

• 5 years training under Sr. Construction Administrator on large scale construction projects ($40 million and over) as a Construction Administration Assistant.

• Pioneered role as first Construction Administration Assistant and developed job description for which individuals are being trained company wide (8 offices).

• Proficient in Microsoft Word and Excel, as well as Prolog and Primavera electronic/web based project tracking systems.
• Trained in document submission and coordination with DSA (Change Orders, Field Change Directives, Addendum, etc.)
• Word processing skills of better than 75 wpm.
