SNYOPSIS OF GENERAL SUPERINTENDENT DUTIES
Meetings with Project Manager, Project Engineer and other Supervisors, ascertain condition of the project, state of activity of various subcontractors working on site. Other meetings held weekly, daily, sometimes hourly, sometimes impromptu, keeping all principals apprised of the conditions of the project whether operating in tenant-occupied buildings or ground-up projects, each presenting their own unique situations.
Meet as required with various subcontractor supervisors and personnel working on site to verify that work is being performed according to the Drawings and as per the Specifications, in accordance with the agreed schedule and contractual documents, and ensure that the proper parties receive any pertinent information.
Meet with client representatives and tenant Managers to coordinate work activities by various subcontractors and direct-hire work forces to verify that work is being performed according to the Drawing and as per the Specifications and in sequence with the agreed schedule or as modified by written or verbal directives in the field or resulting from a documented change directive generated by the client representative or the tenant managers.
Issue directives to other Superintendents for work to be performed by direct-hire forces and prioritize the directives on a daily basis. At times issue instructions and delegate responsibilities for activities to be performed as the result of arrival of materials, movement of materials as required by tenant managers and/or client representatives as to ensure that all parties are able to work together successfully.
**Various levels of involvement and delegation responsibilities for:
o The receipt, tally, storage or staging of materials ordered by the General Contractor.
o The tabulation, prioritization and acquisition of all required materials.
o Overseeing the usage of, and commitment to the safety of all heavy equipment machinery and crane usage: from steel erection to general sheathing for sewer pump stations.
o Oversee the coordination of the storing of construction materials within the buildings and on the project site.
o Oversee the coordination of the soft demolition in tenant areas and the storage of salvage materials to be later turned over to the client.
o When necessary, prepare documentation and relay information to the Project Engineer / Architect to claim compensation for a change condition of the contract as a result of a perceived addition or deletion to the items of the scope of work.
o Inspect the entire works on a daily basis and make determinations as to when inspections should take place on various areas which will be turned over to the tenets.
o Represent the GC in the punch list inspections and meetings to ensure that all Specifications are complied with by all subcontractor trades.
Conduct on a weekly basis project-wide safety meetings, gathering together all direct-hire and subcontractor personnel to discuss various selected subjects relative to the type of work being performed ensuring a safety first program and maintaining a “0” injury project site status
