Senior Construction Manager at Saint Agnes Medical Center Jun 2007 – Present
• I represent SAMC throughout all construction, renovation and recurring capital projects, including planning and design.
• I currently managing 42 active projects ($46 Million) and have 14 projects in design ($26 Million)
• Main focus is to ensure all new projects fit within the Master Plan or are incorporated into the Master Plan during annual updates.

• Specialty Labs was the largest esoteric lab in California and merged with Ameripath, a national pathology group in 2006. Was sold to Quest Diagnostics in April 2007.
• Directed all construction, building & biomedical maintenance and safety activities. Subsets included all vendor management and purchasing functions for the dept.
o Developed and implemented a FAR form (facilities action request), Change order form, a project sizing doc and project task list for use in new projects requiring capital expenditures over $1500 and/or 20 FTE hours.
o Developed four key operating indicators to manage personal goals and department projects; CIP tracking, Contractor management tracking, Reactive maintenance calls & Preventative maintenance tickets
o Developed a comprehensive Disaster Management and Recovery plan in 2006 and worked with regional hospital and emergency services units to complete an area disaster drill.
o Implemented national contracts for uniforms, copy/print, shipping and waste.
o Designed a $2MM lab in Orlando, FL in 2006
o Overhauled EHS department and facilitated compliance with NRC, OSHA, AQMD and EPA
o Was Project Manger for new construction $65MM , 220,000 sq. ft esoteric laboratory with 23 labs on 13 acres.
o Organized relocation of all company operations in 2 phases, including 700+ employees / 5000+ pieces of equipment, from Santa Monica, CA to Valencia, CA in 2004.
o Managed a $12MM annual operating budget that was 3.2% below budget in 2005 & 2.4% in 2006.

• I worked for Sempra Energy’s Facilities Services Division and was contracted out to Dreamworks Animation Movie Studia until pending layoff due to contract reduction, thus my move to Specialty Labs.
• Directed the operation and maintenance of the central plant and maintenance activities for DreamWorks movie studio headquarters, film vault and support buildings including Beverly Hills records, Amblin productions at Universal Studios, Santa Monica productions, SunValley warehouse and Burbank airport hangar to insure:
o Coordinated 8 major tenant improvement projects
o Managed all maintenance and inspection activities for all buildings and central plants at multiple locations.
o Scheduled and coordinated outside contractors and Sempra Energy staff to achieve goals
o Arranged for the procurement of all parts, materials, scheduled deliveries, selected vendors, maintained support records.
o Part of emergency management team.
Merant, Hillsboro, OR May 2001 – May 2003
Facilities Manager
• Merant was a worldwide business systems software company that was aquired by Serena. Due to impending merger our dept was downsized.
• Managed all maintenance and CIP projects for headquarters building and locations in California and Maryland
o Developed 12 month and 60 month facility planning goals; relocated the Rockville Maryland site to Hillsboro Oregon site within five months
o Operated $2,100,000 budget. Managed venders, mailroom/shipping and receiving, copy centers and front desk
o Project Manager for new headquarter building / Class B - $10MM, 65,000 sq. ft. tilt up
o Relocated 500 employees and all Hillsboro operations to new facility; subsequently managed the relocation of corporate headquarters from Rockville, MD to Hillsboro, including data center infrastructure with over 100 servers
o Coordinated $300,000 Tenet Improvement project adding 2000 sqft of executive office space
o Decreased operational budget by 12% in 2003 by implementing energy saving incentives, outsourcing mailroom operations, reduced printer maintenance and supplies
o Created computer maintenance management system (CMMS) utilizing Merant software, this allowed us to track all building maintenance and trend equipment repair costs.
Epson, Portland, OR Nov 2000 – May 2001
Facilities Supervisor
• Epson Portland provided printer manufacturing, ink cartridge development and new business initiatives services for worldwide operations. Due to economic impacts the printer manufacturing would be sent overseas and new business initiatives would be phased out, eliminating 80% of the work force. Through contacts I was able to move down the street to Merant.
• Directed daily supervision of facilities staff of eight journeyman and four apprentices
o Provided Return On Investment data for feasibility study to build a new class 10,000 clean room for ink cartridge production
o Maintained standards and documents for ISO-9000, ISO-9002 and ISO-14001 standards
o Assisted Facilities Director with $7MM budget
o In six short months was able to:
 Increased employee production 18%
 Promoted two employees and mentored three to acquire their Limited Maintenance Electricians License
