CONSTRUCTION MANAGEMENT SERVICES:
• Pre-Construction Services: Owners meetings with design team. Primary contact for local, State & Federal Agencies. Prepare preliminary schedules in bar chart & tabular format. Formulate and review all Scopes of Work. Assist with bidder selection & preparation of budget pricing. Verify and follow-up bids & leveling sheets. Conduct Value engineering of over-budget line-items. Write Approval Letters & Letters of Intent. Finalize documents for Contract and PO issuance. Coordinate and write sub-consultant scopes of work and prepare contracts for Client signature. Solicit bids and determine apportionment of Controlled Inspection contracts. Prepare General Conditions and General Requirements budgets plus staffing charts and preliminary CPM schedules (for Sub-Contractors and Owners). Interface and coordinated schedules and logistics and Site Safety Plans with neighboring buildings during demolition, excavation and shoring. Coordinate Point of Entry location and schedules for all utilities, including cut-off and removals. Supervise preparation of & submit monthly invoices. Complete Bank & Insurance company paperwork.
• Proof of Concept - Master Planning: Review of site access & layout; Impacts of construction on surrounding areas, traffic patterns, utilities; Coordination of agencies: Construction Management proposals;
• Design & Schedules: Review of plans and specifications from preliminary to final; Allocation of resources; Constructability reviews; Creation of Primavera CPM, bar & Gant schedules;
• Construction Services: Progress & Recovery Construction Schedule (CPM) preparation and enforcement with coordination of trades; Weekly job-site meetings with Owner/AE team & Subs; Preparation of Site logistics plans; MEP coordination drawings; Oversight of all project Supers and Subs; Monthly requisitions & lien releases; Submittals & RFI's; Field Engineering coordination & control; Site Safety overview; Expediting overall construction including: Vendor scheduling & ordering; Change Order estimating, control & negotiations; All inspections; Site work & utilities, shoring, foundations, quality control, Architectural finishes, claims, and close-out.

Auditorium Renovation. 700 seat multi-purpose fast-track project taking a 1980’s cement block structure to a Sound Engineered modern entertainment facility. Original budget at commencement of construction was $1,800,000. Final project cost of $1,400,000 was achieved through ongoing Value Engineering.
Hudson River property townhome construction - 29 Townhomes constructed from the top of a cliff to pile-supported structures at the water’s edge, near the George Washington Bridge. Three to four bedroom, 4,000sf to 5,000sf three story buildings with cellar and skylounge, luxury attached homes selling in the $2,000,000 range.

Fulton Fish Market at Hunts Point: MEP Superintendent and Project Engineer for Turner Construction on the $85 Million dollar refrigerated building owned by NYC-EDC. Building is on a 29-acre former Brownfield site that is now fully developed with a new 480,000 square foot facility with an air sparge system for secondary VOC remediation. Bldg. supported on 2700 piles, SOG, steel frame, pre-cast deck, insulated metal panel, urethane foam roof. Total $37,000,000 MEP.

New York City School Construction Authority (SCA) & Sanitation Department: Construction Manager, on projects in various stages of construction and close-out worth over $80 million dollars. Researched and prepared 14 million dollars worth of claims on the SCA projects. Created and managed the CPM’s for projects totaling over 5000 activities. Interfaced with legal consultants regarding corporate matters such as bonds, liens, claims and litigation. Tracked budgets & costs and trained other Project Managers, Project Engineers and Estimators.

1987 – 1998 Finch, Pruyn and Company, Inc. - Glens Falls, NY
Project Manager/Civil Project Engineer, Inspector & Superintendent for a Pulp & Paper Mill.
Glens Falls Dam & Hydroelectric Station: Participated in the three-stage drafting of a Federal Energy Regulatory Commission (FERC) re-license application for a five-turbine 14MW hydro station. Oversaw major upgrades to the concrete gravity dam and hydroelectric facility from underwater foundations to turbines to rooftop offices. Wrote annual inspection reports to FERC. Communicated directly with Federal, State, and local agencies for Permitting and Regulatory issues.
Waste Treatment Plant, Pulp Mill, Paper Mill, Power Plant: Researched requirements and set design and engineering parameters for repairs and upgrades to 660tpd pulp mill, 24mgd waste treatment plant, $350 million dollar per year paper mill and 23MW co-generation power plant.
Infrastructure: Created several conceptual and preliminary designs for 70 to 140 foot, HS-20 bridges. Supervised the construction of roads in the riverbed, negotiated over $2 million in reductions on extra charges from contractors through the use of detailed records. Coordinated and tracked all MEP/A&E drawings and trades prior to and during construction involving shutdowns of the paper mill and hydro plant. Other projects included: rock-bolting river cliff wall; foundation for a 66-foot dry bulk storage tower; retaining walls; post-tension dam anchors; supports for a 600 psi 24â€-diameter stock pipeline; office renovations; steam, water, aqueous anhydrous ammonia, nitrogen and waste-water pipe-lines. Also inspected interiors and exteriors of high-pressure vessels for proper fit-up, wear and welding repairs.
1986 – 1987 N. Kruger, Inc. - Glen Cove, NY
Assistant Project Manager/Asst. Super – Public Transportation
New York City Transit Authority renovations of turn-of-the-century subway stations.
23rd Street IRT & 34th Street IND: Created and made major revisions to the CPMs. Reviewed project plans and specs for errors and omissions and proper coordination of trades, then quantified, analyzed, estimated and submitted results to the owners for resolution. Negotiated change orders with the NYCTA. After approval, provided further in-house review to identify ways to promote Value Engineering. Served as a substitute field superintendent and inspected all work from demolition to finished product.
1986 Lane Construction Co., Inc. - Rosslyn, VA
Assistant Project Engineer & Inspector. Project to build a 23-acre $24 million pedestrian park, over a major highway (cut & cover) near Washington, D.C., including re-routing of the utility work for an existing Marriott Hotel within the right-of-way. After taking over the CPM, there were major changes in project scope that would have extended the completion date by ten weeks. Saved six weeks by researching and analyzing entire construction sequence and re-thinking the CPM logic.

Project Manager, Plans Formulation Division - Navigation and Coastal & Hydrology Sections.
Protection and restoration of beaches, NY harbor, rivers, and estuaries. Performed hydraulic and hydrological studies, researched historical records, estimated future use and projected schedules for implementing projects. Presented reports locally, prepared budgets & tracked project costs. Wrote reports for presentation to the Congress.
