Job Summary:
The Project Manager is responsible for constructing and remodeling of client facilities at various locations in the area. This position will provide services such as Strategic Planning, Project Specifications, Team Composition, Design & Construction Management within budget. These duties require client, vendor and corporate reporting to coordinate and communicate project status.
Essential Duties and Responsibilities:
Conduct interviews with client to determine scope and nature of project for Architectural, Engineering and Contractor recommendations.
Develop a Preliminary Schedule and Budget for all phases and costs.
Tour client proposed buildings / sites.
An advocacy approach to the Project to create and implement formalized schedules and cost control techniques throughout the project.
Direct outside specialists in performance.
Review available Architectural and Engineering plans.
Prepare detailed Project Budget. Budget may include soft costs, consulting, design, engineering, construction, cabling, furniture and equipment, moving, security, and signage, etc…
Prepare Project Schedule with milestone deadlines to be achieved.
Research existing vendors and perform pre-qualifications, (RFQ’s), for recommendation to client.
Issue Requests for Proposals (RFP’s) to Architects, Engineers, General Contractors, Furniture, Phone and Cable Vendors, as required by client.
Receive and Analyze Proposals based on client requirements and project needs
Present final Contracts with selected Team vendors for client approval and signature
Monitor Project Schedule and Budget and provide reporting to clients, (utilizing milestone dates established) through attending Weekly on-site Project Meetings.
Prepare analysis of Design Plans and subsequent Construction Documentation to confirm project requirements and opportunities for Value Engineering
Prepare and Manage General Contractor bid and contracts process
Receive construction proposals and analyze for the client review, approval and signature of contract
Review, analyze and make recommendations on Project Change Orders, as they arise.
Monitor completion of field inspections and advise client as to expected award of CO. This includes monitoring IDOT, MWRD, IEAP and other Municipal and Governmental Approvals, Permits, etc…
Conduct Punch List inspection with Architect and client, (Architect to issue written documentation), and final sign-off
Review requests for payment from Architect and General Contractor
Manage Close-Out of General Contractor and Architect contracts
Monthly, Quarter, and Yearly financials
