2005-2008 Property/Project Manager, Cushman & Wakefield, Inc. – UBS, Jersey City, NJ
Responsible for management activities at the 1.1 million square foot UBS Building in
Jersey City, NJ. This commercial, Class “A†office building houses 4,000 employees and is located in the heart of Jersey City's financial district. Responsibilities include, but are not limited to the following: prepare and monitor annual operating budget of $8.5 million, which includes contract negotiations for all personnel (union), maintenance, facilities, and general cleaning expenses. In addition, monitor services and cost for tenants as it relates to base building issues (i.e. fire suppression system, hvac, staff, etc.)
Facilities Administrator for UBS Complex located in Weehawken, NJ. Directly responsible for purchasing and contract negotiation for client’s facility needs. Maintained extensive contact with senior client personnel providing seamless support in property and facilities issues, including request for proposal and procurement issues. Extensive client interaction, space planning and construction review, and construction management. Projects included were renovations of ten elevator lobbies and associated corridors; forty-four restrooms; twenty-two pantries; and multiple floor buildouts and internal re-locations.
1986-1998 Project Manger/Superintendent
Performed duties as a Project Manager and/or Project Superintendent on various projects throughout the tri-state area and New England. Projects included: Renovation of the PNC Bank Arts Center, Holmdel, NJ; (3) Home Depots, NJ/NY; Middle School, Charlestown, RI; Water Treatment Plant, Greenwich, CT; Six story residential condominium unit, Boston, MA.
1980-1986 Project Superintendent, Gilbane Building Co.-Providence, RI
Performed duties as Project Superintendent on 16-story office building in Boston, MA. and Exxon Communications and Computer Science Facility in Florham Park, NJ. Duties included: monitoring subcontractor's quality control, scheduling manpower, safety, purchasing, and shop drawing review.
