I have been working as a Project Manager with the PM MacKay Group. My responsibilities include managing several commercial and residential projects. I am responsible for the daily coordination of subcontractors, and employees, as well as Architects and clients via telephone and email. I generate plans and detailed specifications, complete with construction schedules and phases of operations. Using my computer skills, I developed several forms and custom estimating and material ordering programs, which assist me in my daily tasks. I have the ability to effectively coordinate and expedite construction activities’ starting with the permit process; onto site work right through to the interior finishes, of any type of structure. I consider myself a self-motivated, mature professional, with a thorough understanding of commercial construction along with a solid residential foundation. My ability to understand the “Larger†picture and reprocess it into smaller manageable sections has always helped to achieve my goals under any circumstance.

I worked directly for the President of this firm and my position responsibilities were to establish a complete division for construction operation and incorporate it into the company. I first introduced a flowchart to restructure the existing divisions, adding in the new construction division. I then proceeded to purchase computers for all the managers in order to create email access and rework it internal departments to begin providing individual profit centers. I established a new field crew, starting by interviewing personnel, and giving the new employees their titles and clarify their roles and responsibilities in construction. I purchased all the tools needed along with any special equipment for future projects. I am responsible for project estimates, schedules, and complete material takeoffs, as well as preparing contracts for sub-contractors and vendors. I work closely with the office manger on monthly billing invoices, where I created a computerized invoice format to save time and repetition. I was assigned to generate a program to schedule all manpower requirements and also track contract completion and extra work assignments. I created a software program, by developing a work order system that organizes work schedules and creates automatic invoice billing and job history reports. I introduced new training formats and sample forms for the requirements and responsibilities for all employees.
1996-2001 Field Project Management

I was responsible for all scheduling of construction phases on full-scale remodels of the existing retail locations. My position required that I would be a consultant to the General Contractor, sub-contractors and other associates and that work directly for HBC. I consulted on design clarification and monitor the quality control levels of all work performed. I tracked the submittal process, along with the delivery of material for HBC. I have the ability to evaluate the situation and take charge of the process of getting tasks back in an organized fashion. I worked for 2 years in the southern states going from place to place, working on those projects that were in need of quick results in a very limited time period. Most of the remodel type projects that I had completed have been “fast track†projects. In the five-year period I worked on over 14 jobs estimated cost together of over 70 million dollars. I have experience in estimating a project along with using the following software; Word 7.0, Excel 7.0, Microsoft Project, and Full Internet access, plus numerous other software programs. I have an understanding of basic computer programming; I am also self-motivated to achieve my set goals with very little supervision. I had worked in most of the states in New England and 3 Southern states, allowing me to acquire knowledge of a full range of state and local codes and inspection processes.
1991-1996 Field Superintendent and Project Manager

I represented the company on job sites as a Field Superintendent as well as in the Main office as project Manager whenever I was needed. My position required plan review, estimating, scheduling and coordination of all trades. Some of these projects were design built others per complete plans. I had built a variety of commercial projects that include the 2nd largest wood frame Country Day School in NH and the State Police Barracks in Milford, NH. I completed several structures using metal frame and metal sheathing as in trucking terminals.
I managed other block and steel framed structures used for warehouse space. I have completed projects involving the combination of metal and wood resulting into manufacturing buildings. I built Class A offices and conference room space, retail tenant interior fit up, retail exterior and interior renovations. I supervised numerous projects requiring complete and partial demolition of both wood and block structures. I was often involved in the design of a building and the value engineering needed to complete projects.
