Recruited to lead turnaround. Established Best Practices for preparing proposals, estimating labor and materials and setting pricing. Trained estimators on new procedures. Expanded RFP response capacity five-fold. Bid on $13.5M in new contracts compared to $3.3M prior year.
Reigned in subcontractor costs to win new projects. Rising costs at Designline impaired competitiveness and profitability. Reviewed all planned and in-process projects. Identified tasks that could be more effectively taken-off in-house. Established and enforced cost benchmarks for outside vendors. Negotiated aggressive subcontractor agreements, cutting costs 15%. Leveraged new cost advantages to win major projects with Rite-Aid, CVS, Hollister, Coach and others.
Managed profitable $10M healthcare construction project. Prepared winning bid in largest-ever contract at Newport for construction of county-funded mixed-use healthcare facility. Led project from planning and budgeting stage through site develop and building phases. Managed complex web of industry, federal, state and local regulatory requirements. Completed construction on-time, generating 12% net profit.
Cut red tape, turning around troubled 26-story hi-rise project. Large Philadelphia Housing Authority project was far behind schedule and over budget. Determined combination of poor general contractor performance and burdensome agency bureaucracy to be root cause. Removed existing GC and took control of project. Streamlined paperwork and procurement processes. Conducted regular project management meetings. Brought projected in on-time and on-budget.
Led $2M retail project from start-to-finish at 23% profit. Newport Construction sought new projects. Managed department store project from RFP stage, preparing winning bid. Directed subcontractor and material sourcing. Developed and implemented budgets, project plan and schedules for 36,000 sf store. Tightly controlled costs. Delivered building three weeks ahead of schedule and at better than project margin.
