Barton Malow Company - Senior Project Manager, Roswell, GA 2008
Senior Project Manager for the Gwinnett Braves Stadium Project, Lawrenceville, GA - 210,000 GSF AAA certified ballpark with seating for 10,500 and parking in excess of 2,500 cars. Project was fast-tracked and therefore a design/build strategy was utilized with Barton Malow having overall project liability and responsibility. GMP was established August 29, 2008 [at] $58.1 Million. Site grading started April 11, 2008 and 1st footing poured on June 19th.
Consultant – Pavarini Construction, Miami Lakes, Miami, FL 2005 to 2007
Hired as a Consultant by the General Contractor constructing a 80 Luxury Oceanfront High-rise Condominiums in Pompano for preparation of contract claims. Units were to be Architect ready for owners. Certificate of Occupancy obtained in September 2005 and contract was terminated upon turnover of 64 units. Disputes between Pavarini (the Contractor) and The Related Group (the Owner) resulted in litigation between these parties after the owner terminated the contractor. ter contract termination, worked in conjunction with Navigant Consulting (previously A.W. Hutchinson) to review, analyze and summarize forensic analysis via findings, reports, and supporting documentation for mediation and litigation on the AquaZul Condominium Project located in Pompano Beach, FL. Efforts resulted in an out-of-court settlement in favor of Pavarini.
Project Director – Beers (Skanska) Construction, Atlanta, GA 2000 to 2001
Consultant hired directly by Beers to direct the fast-track design and construction of a new Communication Junction Facility (93,000 GSF) for MCI/WorldCom in Jacksonville, FL with a construction budget in excess $25 Million. Responsibilities included directing and managing all activities of the field construction office staff, the activities of all Subcontractors and Suppliers. Activities included: Directing and authorizing the design team, preparation of Contract Scope of Work(s) for Subcontractor, preparation of all contract documents (Subcontractor Bid Packages and Change Orders), authorizing contract award(s) and all changes to contracts, review and approval of progress payments to subcontractors and suppliers, preparation of all progress payment requests, preparation and maintenance of the overall project schedule, cost estimates, conducted all contract negotiations with suppliers and client, negotiation of claims with subcontractors, documented and approved all design requirements, and overall project profit/loss budget. Project was completed within schedule and under budget.
Group Project Manager, Florida – AT&T Global Real Estate, Orlando, FL 1997 to 1999
Responsible for the engineering, design and construction of diversified facility projects for all AT&T entities in Florida. Responsibilities included the translation of client requirements into an overall construction program, selection of consultants and vendors, implementation, and approval of contract/bidding/payment/contract modification for all project related activities (ITS, furniture, construction and real estate) from inception through close-out. Performed work for the local property manager at all AT&T locations in Florida. Average number of concurrent projects was 50 to 100 ranging in value from $200K to $5 Million.
Senior Manager, Facilities – AT&T Universal Card Services, Corp. Jacksonville, FL 1994 – 1997
Directed and supervised the groups responsible for all Universal Card Services (UCS) Jacksonville property management functions (facility projects, services and operations) with 3,300 employees totaling 630,000 GSF with and annual operating budget in excess of $25 Million. Responsible for the management of master planning, space planning, furniture acquisition and inventory, architectural and engineering designs, project management, construction management, operation and maintenance of all mechanical and electrical building systems, facility projects, and facility/house services for all UCS facilities in support of a 24 hour per day / 7 days a week Business Operations. Directed and supervised the groups responsible for the facility analysis, architectural and engineering designs, facility projects, construction, operation and maintenance of electrical and mechanical systems, and facility house services. Significant accomplishments include:
• Reduced annual operating expenses by $3 Million each year while maintaining customer satisfaction rate in excess of 98% and successfully maintained and operated all building systems (data center type environment) without any electrical shut-downs or business impacts.
• Successfully re-structured the facility group to efficiently address all facility service requests with the primary focus on providing client satisfaction and prompt response/resolution.
• Developed and implemented standardized processes for all property management functions.
• Completed 2 major facility reconfiguration projects which relocated over 1,100 people without any impacts to the business.
• Improved company space utilization by >25% to 181 SF/employee.
Projects/Systems Manager – AT&T Universal Card Services, Corp. Jacksonville, FL 1992 – 1993
Supervised and directed the groups responsible for all UCS facility design, construction, furniture asset management, and the operations/maintenance of all building electrical and mechanical systems.
• Fast-Track complete renovation of 264,000 GSF Operations Center in Salt Lake City, UT. Reduced overall project costs by $4.7 Million to $8.8 Million. Project commenced on January 6th, 1993 (3 months later than scheduled) and was completed and occupied (on time) June 1st, 1993 with the facility operational by April 15th, 1993.
• Completed the Design/Construction of 222,000 GSF office/data center, Jacksonville, FL ($33 Million).
• Fast-Track Renovation ($2.7 million) of 60,000 GSF facility for production of credit cards and insertion of account statements, Jacksonville, FL. Building (35,000 GSF Warehouse) was purchased in July ’92 and fully operational November ’92.
Construction Project Mgr – AT&T Contract Services Org. Basking Ridge, NJ 1988 – 1991
Responsible for the engineering, design and construction management of major domestic and international facilities from project concept through turnover/close-out.
• AT&T Universal Card Operations Center – $38 Million - 227,000 GSF, Jacksonville, FL. Fast-tracked project (start February ’90 and occupy Nov. 1st ’90) completed on schedule while reduced costs by $4 Million.
• Construction of Corded Telephone Manufacturing Facility – 320,000 GSF, Bangkok, Thailand ($20 Million) involving multi-national contracts from Thailand, Japan, United States and Germany.
• Construction of Bell Laboratories Solid State Technology Center – 442,000 GSF w/ Class 1,000 Clean Rooms ($220 Million), Pittstown, PA for Research and Development of Light Wave Research.
• Construction Earth Station (15 meter) with 4,000 GSF Support Bldg, Montego Bay, Jamaica.
• Renovation of Farm House/Training Facility – 35,000 GSF, Hopewell, NJ.
• Construction of Warehouse – 84,000 GSF, Reading Works, PA.
 
Project Manager – U.S. Army Production Base Modernization Agency 1985 – 1988
Load, Assemble and Pack (LAP) Division, Picatinny Arsenal, NJ
Responsible for managing all phases (R&D, Pilot Line, Full Scale Production and Inactive/90 Day ready Production) of major facilitization projects for the Load, Assemble and Pack (LAP) of conventional ammunition at various Army Ammunition Plants throughout the United States. Responsibilities included the planning, authorization, funding, justification and management of production facilities. Efforts include maintaining a five year Facilitization/Mobilization/ Manufacturing Methods and Technology (MMT) programs for the LAP Division, prioritizing projects, preparing cost estimates for facility and production equipment, developing implementation plans, preparation of contract scope of work, negotiation of contracts, transition team from research and development to pilot line to full scale production line, and management of testing and ultimate production rate verification program for equipment/facility. Projects included the Initial Production Facility for the LAP of 120mm Tank Ammunition (M829, M830, M831 & M865) and research & development of future rounds for the M1 Abrahams Tank, the Initial Production Facility for the Combustible Cartridge Cases for 120mm Tank Rounds, and Combustible Propellant Charges for the 155mm Howitzer and the Second Source Facility for the LAP of 120mm Tank Rounds.
Project Manager – U.S. Army Corps of Engineers, New York, NY 1982 – 1985
Initially hired under the Junior Engineering Training Program (JET) with rotational assignments in three major disciplines – Planning, Design, and Construction. Performed hydraulic modeling of the Passaic River Basin (Planning - 6 months), worked in Design Control office coordinating the flow of documents for the design of current and new projects with the internal and external design team, and worked as a Project Engineer (Construction)in the Field Office at Picatinny Arsenal and the Area Office at Fort Monmouth in New Jersey responsible for the management and administration of various military and civil works projects in NJ ($1 – 15 Million each). Returned to the District Office in NYC and worked in the Construction Project Management Branch preparing consolidated schedule and budget status progress reports for all current and pending projects, coordinated responses to Congressional inquiries in support of the construction activities of all military and civil works construction projects (>$100 Million annually) in New England and New York Areas for the Area(s). In addition, was responsible for the initial construction contracts for the conversion of the Fort Drum Army Base, New York ($1.1 Billion).
