Projects / Accomplishments:
• Contracted by two clients building 12,000 sf. houses in the same development, simultaneously. Saved each client approx. $6K through negotiating materials with suppliers. Sold an additional $30K per house in extras. Both clients said that after the savings in the beginning they had complete faith and trust.
• Selected over eight other bidders to handle a small ($8K) roofing project which – based on forthright communications with the owner – turned into a $430K remodeling job and an additional $1.5M+ in referral work over two years.
• Completed a small kitchen remodel and addition on a $100K initial budget in a house built in the 1700s. Worked with client to modify plans to accommodate house limitations, including removing / replacing the existing outside wall with a structural steel beam to accommodate client’s wishes and at no extra cost. Modification reduced project time by two weeks and increased profits to 48%. Client spent an additional $28K for additional services.
• Added to/remodeled a 300-year-old school house, redesigning two separate spaces by ripping an existing roof off to maximize space. Client left for a month in Europe, leaving me in charge of all decisions in his absence, and was astonished, upon his return, at having his expectations so exceeded. Initial budget: $260K; final after extras: $480K. Client has referred many additional clients.
• Removed an entire roof and built a new, 4 br/2ba second floor on a client’s home in five weeks with the family living in the home the entire time. Initial contract was $265K; final: $305K; profit: $89K. Key to success: functioning as point man making decisions and supervising all work.
