PROFESSIONAL EXPERIENCE
Feb. ’07 – April ‘09: Regional VP ALTMAN CONTRACTORS, INC. Lake Mary, FL
I was hired by Altman Contractors to open their Central Florida Regional office for this privately help multi-family real estate developer. As the individual responsible for the general contracting operations, I managed the pre-development, construction and project close out phases of each project in the Region. The Region was responsible for projects and pre-development work in Central Florida, Tennessee, North Carolina and Texas. Construction projects included a 414 unit apartment project in Memphis, TN; a 350 unit project in Raleigh, NC; and a 280 unit apartment project in Orange County, FL.
Our contracting team managed the design process and developed pre-construction budgets that contemplated the finishes and amenities prescribed by the development team. We managed the construction project as the general contractor, developing relationships with subcontractors and the local municipalities. We worked closely with the property management team to deliver units and close out the project. My position was eliminated as the Regional responsibilities were centralized at Altman’s South Florida main office in the process of closing the Regional office.
June ‘03 - February ’07: VP Director of Construction THE CED COMPANIES Maitland, FL
Duties and responsibilities included the management of all construction personnel and processes for this privately held residential developer. The scope of my management responsibilities included as many as 16 projects under construction in three states and managing several employees through three subordinate Regional Vice Presidents. I was responsible for the management of the contracting concern including pre-development budgeting, project buy-out, quality control, scheduling, system/process implementation, budget management, warranty and was responsible for the performance of the construction team.
I contributed to this company’s utilization of very standardized policies, procedures and specifications and continually refined the design process through multiple re-uses, maximizing on lessons learned. During my time with CED, this multi-family developer expanded from a business that was exclusively apartments to a business that included for-sale condos.
June ’98 – June ’03: Vice President of Construction JPI MULTIFAMILY, LP Denver, CO
Managed the construction operations of the Rocky Mountain Region for JPI’s Central Division. This geographic Region included projects in Colorado, Arizona, Washington and Minnesota. Duties and responsibilities included design management; pre-development budgeting; subcontractor identification and project buy-out; schedule and budget management/reporting; turnover to Property Management; and warranty. This privately held multi-family developer has provided me with the challenge of operating an out-of-state, Texas-based construction company as a local multi-family builder, establishing and nurturing multi-project relationships with local subcontractors.
April ’98 – May ’98: Project Manager AVALON BAY APARTMENTS San Jose, CA
I was originally hired to work for Bay Apartment Communities and this company’s merger with Avalon resulted in me seeking other opportunities.
July ‘95 – April ’98: Director of Construction PEGASUS DEVELOPMEN Redwood City, CA
Managed multiple luxury multi-family projects in several states (Arizona, Utah and California). Responsibilities included selection of and negotiation with the design team; coordination of design with Owner and design team; management of the entitlement process; selection of and negotiation with the contracting team (with the Utah project, we acted as a captured General Contractor; on the Arizona and California projects we hired third party General Contractors); and the management of the construction processes, including pre-development, project buy-out, construction and warranty. Pegasus was a tightly staffed development team and my position with them provided me with an exposure to every aspect of the real estate development process.
Sept. ‘91 - July ’95: Construction Manager TOOHEY HOMES, LTD. Pleasanton, CA
Supervised and coordinated the construction of two single-family for-sale projects. Coordinated sales staff and managed the customer service efforts. Managed buyer option program. This family operation provided me with an experience unique to small organizations. My exposure extended beyond the field and involved purchasing, project management and budgeting duties. Problem solving was performed by individuals, not departments. Because I lived in one of our communities for three years, I developed an intimate understanding of customer care.
Sept. ‘86 - Sept. ’91: Superintendent STANDARD-PACIFIC Costa Mesa, CA
Supervised the construction of various tract developments with this publicly traded merchant builder. Personally involved with the delivery of over 400 homes during this period. This high-end builder’s construction and purchasing departments continuously refined and formulated construction methods, scopes of work and standardized policies and procedures. My experience with Standard-Pacific helped me to develop an extensive understanding of quality-oriented, production home building from the perspective of a field superintendent.

Worked as the only field representative for this small real estate development firm. This organization helped to emphasize to me the importance of a company’s integrity and desire for quality.
July ‘83 - Jan ’85: Assistant Purchasing Agent THE ANDEN GROUP Covina, CA
Performed various duties: collected and spread bids, priced options, wrote purchase orders and contract addendums, and wrote contract scopes of work. My first position within the industry after graduating from college demonstrated to me the value of comprehensive hands-on field experience.
