This contract assignment took on the roles of Project, Construction and Site Management. I held the responsibilities of office and the field. The unique challenge of this project was the amount of host country unskilled labor to be used and the deficiency of quality materials and/or equipment in the local market. There was hands on training of trade skills, instruction on proper safe use of tools and efficient techniques of handling materials. Meeting with the Port Authorities for customs clearing of the importation of materials and equipment was on regular bases. Consistently monitoring work loads and durations due to extreme heat conditions for the welfare of workers (average heat index of 130 deg. F). Reporting to and interaction with high ranking government and military officials was common place. A Quality Control Specialist and a Safety, Health and Environmental Manager were assigned directly to me.
Project: The installation of a new DIP water Distribution (Ductile Iron Pipe) and ROPU (Reverse Osmosis Purification Unit) Project for the US NAVY on Camp Lemonier - Djibouti, Africa ($13,000,000).

Senior Construction Manager • Leighton Construction (2008)
On this project in progress, I was brought on in the senior position to revive schedule and increase production without the suffering of quality. With the use of an existing team of over 20 engineers and technical staff, we were able to modify the management of 800 workers. This was on the site assembly shop’s unit selection of fabricated modules, applying more unit interior fit out preformed on the ground before erection and changing the sequencing that they were compiled in. Independent construction of recreational, dining and kitchen facilities, along with surrounding infrastructure took place. The production and completion rate rose by 20% with these incorporated changes.
Project: 20,000 man labor housing complex for the Saadiyat Island Development Project - Abu Dhabi, UAE ($130,000,000).
Senior Construction Manager • Mortenson Construction (2007)
Joined this Department of Defense contract during preconstruction phase, oversaw subcontractor selection and negotiations. Prepared an in depth traffic control plan to adhere to the needs of vehicle and personnel movement of troops in the preparation for demolition of existing in ground/overhead utilities and roadways. Set up a secured trailer office compound and construction site area. I oversaw a support staff of 9 members; safety, QA/QC and engineers.

Project Manager • Leighton Construction (2006-2007)
The duties of this position developed into more of that of a Project Director with limited western educated upper management positions filled, interviewing and the selection of 35 local staffing recruitments was added to my position’s responsibilities. I mobilized at ground breaking of this design build mixed use structure. Mentoring the subcontractors in safe and modern techniques was an on going challenge. Co-managed the overall site development along with the condominium towers project manager and unitarily developed utilities/infrastructures for the projects.

Construction Manager II • Bovis Lend Lease (2005-2006)
I was hired on as the local expert of this team; with knowledge of the soils, environmental conditions and reputable contractors of the region. Brought on upon receipt of design drawings and began preconstruction activities. There was the compiling of general conditions, refining specifications, assembling bid documents and developing a baseline/milestone schedule. Contractor interviewing, negotiations, and final selection were part of my responsibilities. Upon the final transfer of property to our Client, I took charge in working with the local authorities in a peaceful means of removal of the previous owners, property and live stock. This commenced after an extension of the evacuation agreement date. With this delay in mobilization, there was an accelerated schedule developed to help this 3 month late start. With open communication and team effort, this project was brought in months early and under budget. Maintaining strict environmental issues, this project was constructed within 110 acres of surrounding protected wetlands.
Project: A half million (500,000) square foot distribution center; consisting of dry and ammonia base fed freezer/refrigeration systems for Aldi Foods - Faribault, MN, USA ($44,000,000).
Project Superintendent / Manager • Kraus-Anderson Construction (2000-2005)
With possessing the abilities to spearheaded construction operations and site management, from concept through turnover on projects, my services were enlisted by one of the Top 50 domestic builders. Working with this company there was the opportunity to undertake complete control of the projects, client relationships, contractor direction and unquestionable decision making. There was the requirement to handle all project management duties on site. This was really a training ground for a Project Director. All the projects commenced with an initial committed strategy and vision. Adjustment would accrue as the needs arose throughout the projects. Unusual schedule, construction, and safety precautions took place to adhere with hospital operations.

Managed the build of a residential municipality owned assisted living, handicap and special needs complex. Multi phased completion scheduling was required for early move in. This required accelerated operations with commissioning of mechanical core and section by section turn over with resident move in, while additional sections of construction continued. A special certificate of occupancy was obtained with stringent provisions specified.
