Project Management Summary
Facilitated and coordinated the management process from initiation to close-out and worked with stakeholders, insurance companies coordinating the activities of architects, engineers, environmental and energy specialists, building and MEP contractors, suppliers and vendors along with local officials including zoning and code enforcement in multiple jurisdictions and the housing and financial authorities in multiple jurisdictions to:
• Complete over 1 million dollars in residential addition, renovation and commercial tenant build-out projects.
• Complete over $700,000 of government construction projects as directed by and with the authority and oversight of the USACE and the relevant government agencies.
• Complete over $4 million dollars of capital improvement projects including asphalt, concrete replacement and renovation, masonry repairs, window and storefront replacement, roof and deck replacement and repair and technical consulting for 8 residential and commercial property management companies in four states.
• Complete over $10 million dollars of residential apartment renovation and rehabilitation including electrical service replacement, emergency generator and duct bank installation, HVAC RTUs and cooling towers under the auspices of the Washington, DC HUD and financial authority.
• Complete over 1 million dollar of fire, water, storm and property damage loss repairs in both commercial and residential venues.
• Complete over $5 million dollars of replacement reserve capital improvement projects on Section 8 elderly and family communities under the auspices of the Fairfax, VA Baltimore, MD; Annapolis, MD; Hartford, CN; Maryland and North Carolina Housing Authorities.
Additional Project Management Tasks
• Secured service contracts on over 4 million dollars of service work including trash removal, landscaping, pest control, laundry, elevator, fire alarm and suppression and central system boilers, chillers, heat exchangers, pumps, pneumatic controls and forced main sanitary sewage transfer stations.
• Secured procurement contracts on over 4 million dollars of maintenance materials and supplies, carpet, paint, window and door hardware and window treatments.
• Coordinated the hiring, training, annual evaluation and mentoring of 25 maintenance superintendents, coordinated the initiation, implementation and documentation of a formal preventive maintenance program and directed and motivated a staff of up to 3 technicians and an administrative assistant.

Construction Project Manager (10/08 to 2/10)
Continental Security Systems, Inc. Completed projects ranging from $100,000-$500,000 for a government contractor with an 8(a) and DBE classification that executed primarily IDIQ and MATOC contract work. Projects included the Radford Army Ammunition Plant (RAAP) and the National Ground Intelligence Center (NGIC) in Charlottesville, VA. Completed over $10 million in RFPs for additional government and private contractors. Reported to the Senior Vice President. Salary $60,000 plus bonus.
Construction Project Manager (4/05 to 10/08)
AMPMS Inc. As a self-employed independent project manager worked with five small construction and specialty companies and four insurance companies. Completed residential and commercial projects ranging from $2,500-$350,000. Acted as an expert witness for three construction related lawsuits. Salary range $45,000-$65,000.
Construction Project Manager (9/01 to 4/05)
KSI Construction Services, Inc. Completed capital improvement and insurance loss projects ranging from $10,000-$150,000 for a general contracting and property management company with 25 market and low income apartment communities in the DC metro area. Completed four Fairfax County affordable housing townhouse units costing $250,000 and coordinated the $20,000,000 rehab of a 200 unit mid-rise apartment complex in Washington, DC. Reported to the Director of Construction. Salary $62,500-$67,500 plus bonus.
Construction, Project and Engineering Manager (3/92 to 9/01)
KBK Construction Services, Inc. As a self-employed owner/operator conducted and documented property inspections ranging from $5,000-$30,000, completed capital improvements, insurance loss restoration and tenant build-outs ranging from $25,000-$1.2 million. Negotiated and coordinated trash removal and HVAC procurement contracts ranging from $.5-1 million dollars for eight property management companies throughout the Washington-Baltimore Metropolitan area and Florida. Salary range $70,000-$85,000.
Director Regional Engineering and Technical Services (3/84 TO 3/92)
Oxford Management Company, Inc. Oversaw the budget, engineering, technical policy and maintenance staff for a property management company with 14,000 market rate apartment, 4,000 section 8 apartments and 600,000 square feet of commercial space at over 45 locations within the Mid-Atlantic region. Reported to the Regional VP and provided budget, engineering, maintenance staffing and technical policy support to him and his staff. Salary $22,500-$38,500.
