Directed a multi-discipline work force, union and non-union, as well as construction management of subcontracted scope. Reported to the Project Manager regarding design of work schedules, safety meetings including monitoring and enforcing all OSHA guidelines. In charge of all major equipment on the sites as well as maintenance. Monitoring all Time & Material change orders, weekly labor records, daily progress sheets. Quality control throughout the project, in charge of sign offs when scope of the sub-contractors work is completed.
Accomplishments:
 In charge of all Pier and Bearing reconstruction on the Driscoll Bridge. Identify means and methods to reduce costs, minimize risks, and increase speed of execution.
 The building renovation at Historic Broad Street Train Station in Newark was behind schedule by 90 days. I was placed on this project to shorten the schedule by 30days. Largest task was to complete the inspected elevators before the projected finish date.
 Transferred to Con Edison Water Treatment Plant to complete the project on schedule after various delays, brought the project back on track.

Accomplishments:
 Completed 42 homes from 4000sf – 5000sf, in less than a year, consistently meeting the proposed construction completion date.
 Implemented a new Inventory Material Control system that decreased the material overhead for the community.
 Executed strict guidelines in relation to safety and cleanliness that the building partners have to adhere to, this saved Lennar approximately 30% in labor expense.
 Being Fluent in Spanish, helped in establishing and implementing better communication skills throughout the Central Division between the building partners.

Plan, organize, and manage all aspects of residential and commercial projects ranging from
$70K – $5.5million. Responsibilities include design and blueprint review, analysis of projects, preparation of construction documents, bidding, negotiations, material purchasing, scheduling, project budget, building code compliance, quality control, and certification of occupancy. Supervise crews of up to 18 trades workers including being hands on in various areas of building.
Accomplishments:
 Responsible for all “Fit Outs†of existing and new Enterprise Rent-A-Car store locations. Challenge: Many of the new locations had strict deadlines for their grand opening. Though there were many obstacles with town officials, inspectors and sub-contractors the timeline was consistently met.
 Responsible for all acoustical ceilings throughout offices and General Quarters at Picatinny Arsenal, NJ. Challenge: Project was completed ahead of schedule under very stringent guidelines as well as high security due to Gulf War.
 In Charge of office renovations, new rooms and restaurants at various Hilton hotels.
Challenge: Completing major renovations without interrupting daily operations.
 Oversaw the construction of a 30,000 sq.ft. Residential home in Rumson. Completed within deadline despite material delays, architectural design challenges, unforeseen sub-contractor changes, and weather conditions.
 Completed major renovations of “The Osprey†Bar after the previous contractor was released of their duties. Challenge: Condensed and finished 30 days of work within 10 days for opening night.
 Constructed a new massage therapy business within 7 days. Challenge: Owner lost money due to miscellaneous delays within town hall, completed a 28 day project within 7 days to meet the grand opening target date.

Responsible for the overall management and coordination of the construction and maintenance activities of 21 buildings, in-house cafeteria, including 42 offices that involved negotiation of leases and resolving tenant related problems.
