Objective:
The objective is to secure a position where my experience, talents and tenacity can be utilized by any firm concerned with satisfying customer/client project success while making a profit for my firm.
Notable Accomplishments:
∙ Opened a new office in the Philadelphia market for Morse Diesel International with the goal of doing high volume in construction dollars and making a profit. Within one year Morse Diesel had $85 million dollars in contract volume, and during the next 14 years we completed $2.7 billion dollars in both agency and hard money contracts with profits realized that were ahead of forecasts.
∙ Formed an Engineering and Construction Services Department for Helmsley Spear, Incorporated with the goal of reducing construction, maintenance, and operating costs in 1500 commercial buildings located from coast to coast. Total dollars saved exceeded $225 million based on the calculations of corporate accounting and Mr. Harry B. Helmsley’s own independent review of expenditure figures.

Senior Project Manager
I was asked to review this multi-unit restoration project including schedule and budget, which was located in Ardmore, Pennsylvania by Walter I. Breslin, President. The project involved the complete restoration of an historic residential apartment building that had been almost totally destroyed by fire. The engineers and the architect who examined the facility all suggested that the best methodology to utilize for repair would be to demolish the building completely. The zoning ordinance in force would permit only a single family home to be constructed if we elected to follow that advice. We elected to do an historic rehabilitation/restoration.
The structure, exterior walls, windows, exterior wall treatments, insulation, plumbing, electrical wiring and other building systems were completely replaced. The interior architectural treatments were also replaced and this permitted the owners great flexability in re-doing layout and functionality, bearing in mind the historic nature of the facility. The building is now the best rental property of the more than fifty that are owned by this developer.

2003 to 2007 – Duffield Associates, Wilmington, Delaware
Senior Consultant/General Superintendent
Completed three major storm water projects for a joint venture made up of the State of Delaware and New Castle County. The projects were completed on budget, and solved the flooding issues in the target areas. These three large projects involved major site development, major cut and fill operations, creating wetlands, installation of great quantities of RCP storm water pipe, creation of two state parks, and the dismantling and re-assembly of a log cabin which was initially built in 1757.
Duffield Associates did not have any new major projects when my involvement with these three large jobs was completed so, after 33 years in the construction industry with numerous clients and contacts, I began construction consulting work as an Independent Contractor.
1999 to 2003 – Independent Contractor, Owner’s Representative

Operated as an independent consultant for various owners I had come to know over the years in New York, Pennsylvania, Delaware, and Maryland.
Many projects, large and small, were completed during this period in my professional career. Commercial, Industrial, Hotel, and Medical facilities were the beneficiaries of my vast experience in construction and labor matters.
1985 to 1999 – Morse Diesel International
Senior Vice President, Territory Manager, Philadelphia Region
Opened the first office for the firm on December 14, 1985 in a small room at the Curtis Center at 6th and Chestnut, Philadelphia with a part-time secretary, a typewriter, telephone, and bright hopes for the future success of this venture.
Within the first six months of operation was successful in negotiating the GMP contract for Franklin Mills, Philadelphia. The project had a 1985 value of $87 million dollars and was the first of many large scale projects Morse Diesel successfully completed in the tri-state area. Many other projects were completed as well on a Construction Management Agency Agreement, and also on a Construction Manager GMP format. All projects were negotiated; none were the result of public or private competitive bids.

1975 to 1985 – Helmsley Spear, Incorporated
Senior Vice President, Director of Engineering and Construction
Helmsley Spear was the largest Real Estate holding firm in the United States and the largest Independent Hotel Chain in the Nation. The company had properties in forty three States, owned and operated one third of all commercial office space in the City of New York including its flagship; The Empire State Building. Buildings of almost all descriptions were listed in its portfolio. Headed by Harry B. Helmsley, the Real Estate Empire employed more than forty thousand people. The Hotel chain was headed by Leona Helmsley, his wife, and it employed nearly twelve thousand. I was a Senior Vice President of both entities and an officer of twelve other companies that they owned.
During my tenure with Helmsley I was the executive in charge of two new construction projects, The Helmsley Palace at 51st and Madison, and The New York Helmsley (formerly New York Harley) at 42nd Street. The two buildings won numerous awards for their design and construction excellence and the Helmsley Palace won the prestigious Five Diamond Award three years in a row, which was a first in hotel history.
My participation in the operation, maintenance, tenant fit-out construction, and mechanical/electrical system upgrades and replacements is too extensive to list here in this document. The following listing of relevant projects should give you a proper perspective on my experience and the scope of my responsibilities. I was either the person in charge for day to day activities on each project or the person in charge reported to me.
