Most recently, I have been a Senior Project Director at the NELSON Group of Companies. As such, I worked with the Regional Managing Principal of NELSON Associates in New York City. I developed and made client presentations, administered contracts and managed teams for a wide variety of projects. As Project Director, my recent projects included corporate restacks from 200,000 to over 500,000 RSF, a very high tech international transaction center as well as a number of building retrofits.
For over ten years I was the Divisional Project Manager for the Western Division for Morgan Stanley. This area comprised more than 125 office locations. 75% of these locations were corporate interior projects and 25% were free standing buildings. As Divisional Project Manager I was responsible for all phases of facilities design, construction and management. I worked with real estate to provide site recommendations and review leases. I prepared budgets, site analysis, design options and presented my recommendations to upper management. I worked along side upper management in preparing the annual facilities budgets and real estate projections. These budgets and projections were continuously updated, revised and maintained for uppermost management and Board review meetings.
In fiscal 2007 I managed 53 large projects and 50 small projects totaling over $39,000,000. I was the sole contact for both headquarters and local management for all of these projects and managed a team of local A&E firms, contractors and in house consultants. I have documentation available that will substantiate this. I all cases, I managed the design, bidding and construction process, made decisions prioritizing changes, recommended value engineering solutions and maintained project schedules and budgets. I was responsible for procuring permits, issuing change orders, job site inspections and punch lists, and produced the final close out packages for each project.
I am very experienced in a wide variety of building types including corporate headquarters, hospitals, clinics, medical office buildings, a high school, a post office and even a rapid transit station for the Metropolitan Atlanta Rapid Transit Authority. I have designed and managed the construction of projects up to $45,000,000. I enjoy putting together and making presentations to very senior management and boards of directors.

Provided consulting services to a number of clients in the financial industry. My primary client was Dean Witter for over five years. Eventually Dean Witter became Morgan Stanley and made me a permanent employee in their Corporate Services Facilities Division. As such, provided comprehensive architectural services from initial project concepts and preliminary budgeting through construction documents, bidding, construction and occupancy. Annual budgets averaged $40,000,000. Also managed about 33% of the national re-signage program converting the exterior and interior signage on over 125 branch locations from Dean Witter to Morgan Stanley Dean Witter. This was a $10,000,000.00 project taking nearly six months. Three years later converted the same location signage to simply Morgan Stanley.
