Twenty-eight years commercial construction experience, primarily in existing structure work including renovation, restoration, tenant fit-out, expansion, and retrofitting. Although largely retail, types of projects include industrial, restaurant, distribution facilities, museums, historical preservation, churches and storage. These projects span thirty-three states with regional complexities to overcome such as seismic constraints, labor relations, high wind velocity requirements, historical restrictions, environmental concerns and complicated permitting regulations. Responsibilities have included site evaluation; LOI scope and budget development; estimating; scheduling; contractor and subcontractor negotiation; purchasing; project management; liaison with owners/clients, architects, engineers and regulatory departments; securing permits; health department approval; sign variances; and certificates of occupancy.
