Project Superintendent
Organize and manage high end residential renovation projects for a large scale construction company located in New York. Responsibilities include design and blueprint review and analysis, scheduling and management of associated trades with crews upwards of 150 people. My position also requires maintaining relationships with all associated professionals and clients as well as adhering to strict timelines.
Key Projects
• Renovation of the “Manhattan House” 550 unit luxury apartment building encompassing one New York City block. I was solely responsible for managing 20 individual units simultaneously and also exterior site work to the buildings driveways. Each unit carried a price between $1 to $10 million dollars and this renovation was considered one of the largest private residential projects in Manhattan to date.
GJC Associates, Inc., Red Bank, NJ Aug. 2006 – Sept. 2008
Head Commercial Construction Project Superintendent
Plan, organize and manage the overall banking or medical construction/renovation and development for a large scale commercial construction company in New Jersey. Responsibilities include design and blueprint review and analysis, scheduling and management of associated trades with crews upwards of 60 people, building code compliance, project development, quality control and certification of occupancy.
Key Projects and Selected Accomplishments
• 8,000 sq. ft. renovation of a corporate executive suite costing $8 million dollars. This project was done for the top three ranking executive officers of a nationwide banking corporation. This project was completed in 7 months, with double supervised shifts six days a week and at any given time there were upwards of 60 men on site.
• Renovation of a fully functional and occupied banking facility. The project cost upwards of half a million dollars and was completed in 3 months. In those three months due to careful scheduling and time management the bank was able to stay fully operational for the duration of the project. At all times there was a staff of over 20 employees and at least 50 clients/customers in the facility.
• Simultaneously supervising two multi million dollar projects in a major hospital facility. One exterior addition involving major site work and structural steel and one interior renovation involving the installation of a mammography suite. These two projects were only granted to my company if my sole supervision was guaranteed for the duration of both projects.
Project Supervision
• During a projects preliminary blueprint review, I was responsible for the identification of major problems with the layout and installation of a mammography suite in the space allotted. In less than two weeks time I was able to reconfigure the layout in the allotted space and get architect and state approval without delaying the start of the project. This saved the hospital facility a substantial amount of money and time and also has made me the head Superintendent for my company.
Client and Subcontractor Relations
• In my career with this company I have been requested by each client to return for future projects and required for many in order for my company to be awarded the bid.
• I have created and maintained professional relationships with all clients, subcontractors, architects, engineers and laborers thru positive supervision and management as well as mutual respect.
