RELEVANT EXPERIENCE
Bovis LL/Mt. SAC, CM/Project Manager II 7/1/07 to 6/04/09 My duties were to constructed 4 Agriculture Science Buildings. Each included extensive Civil Over-x and Grading for Road and Highway work & Compaction work, Underground Utility systems for Sewer, Drainage, Domestic water & Storage Tank. Managed Structural and MEP work. These buildings were ready for college use per schedule…. I was able to finish on schedule as I was able to over-come the civil, underground utilities and structures design issues.
In addition, I was responsible for remodel of Student Service Center, inclusive of Low Voltage, Fire Sprinkler and HVAC. This project is 2-story contemporary state of the art facility. LEED certified March 2010.
Parsons/GKK-LAUSD, Project Manager II 5/2001 to 6/30/2007
My duties as Project Manager not only consisted of managing the Pre-construction and Construction effort of $84M but to oversee the Construction Managers. This was the largest preconstruction effort ever in the South Gate Region-6 Area…. In order to achieve the above effort I had to rigorously communicate and lobby various program directors and school administrators for additional funds to sustain viability of projects. Additional responsibilities were to participate in monthly Program reviews with RPMD and Directors.
Additionally, other work was to complete MEP infra-structure for constructing Bond projects such as Safety and Technology, HVAC, Fire Alarm and Fire Protection. Other duties were defining project scope provide constructability reviews, pre-construction activities, and assist in bid evaluation, prepare bid analysis and conduct post bid conferences. My overall responsibilities were from conception to award then construction through close-out.
JM Consulting 1/1999 to 4/2001
Project Manager “Telecommunications Builder”. I had only a 25% CD to start the construction so I was responsible for organizing, planning to ensure timely construction of the facilities structure and the MEP infrastructure to accommodate data systems requirements to deliver the Centers….To accomplish this task, I had to work very closely with AE and GC to build as we construct as-builts.
The building systems also included the Fire Alarm, CCTV, CATV, and Audio systems. I was responsible for building 4 Centers for customers like; Broad Wing and First World. The project cost was approximately $10 Million dollars. I was also responsible for Quality Control/Assurance of the installations.
Syska & Hennessey, CEM 12/1995 to 12/1998
As Project Engineer of the Design Build group I was responsibility for complete constructability of the existing building mechanical, electrical and plumbing (MEP) and Water Cooling Tower system(s) upgrade, to include buildings Low Voltage Mechanical Control system, Fire Alarm and Public Address. Responsibilities included evaluating bids, interviewing and committing contracts to the successful bidder. As well I managed the construction process of the projects, reviewed the change orders, managing construction budgets and authorization of payment applications and settling all claims prior to final close out. I worked with contractors and building inspectors for final sign off to close-out projects.
Cal Air (Various Projects) 11/1994 to 11/1995
Project Manager, as a member of the construction team my responsibility included assessing the condition of the existing MEP system to determine if current systems was sufficient for proposed load requirements for HVAC upgrades and emergency duct smoke system. My responsibilities also included working with the environmentalist and AQMD to make sure the installation meets and exceeds the current requirements of the air quality management district (AQMD).
McQuay International 11/1989 to 12/1994
As Project Engineer, I received 2 awards for top performer of the year. My responsibilities involved constructability reviews of the building design loads and power requirements for HVAC equipment. Also responsible for bidding the project to qualified contractors and manage the Installation of equipment at commercial high rise buildings. Work involved reviewing submittals, writing directives, responding to Request For Information (RFI), by request for proposal (RFP) and reviewing Change order proposal (COP) by the contractor. Responsible for inspecting contractor’s installation and creating written deficiencies if the installation did not meet the state and local building codes or the uniform building code (UBC) and national electrical code (NEC).
