Manager, Facilities Design & Construction Division 1998 - 2001
Selected to lead the combined facilities design & construction function (post-merger) for KeySpan.
 Developed and managed a staff of 14 project engineers and architectural design technicians
 Implemented post-merger Master Space Plan and numerous related interior build-outs and moves.
 Directed all corporate facilities planning, design and construction in NYC, Massachusetts & Long Island.
Director, Facilities Engineering & Construction 1990 - 1998
Developed and managed a turnkey, project management-based team of 9 engineers and architectural technicians. Responsible for the planning, engineering, construction and related relocations for all facilities projects. Additionally, managed all company civil/structural engineering issues. Directed the implementation of environmental initiatives. Provided capital project and real estate planning as well as technical support to Facilities O&M and Real Estate divisions. Constructed out of the ground and commercial interiors projects up to $23 Million.
• Developed and implemented a corporate headquarters re-stack resulting in $835K/Yr operating savings.
• Formulated and managed the corporation’s 20 Year Facilities Capital Construction Plan.
• Developed and managed a $4.2 million (1991) project to remove and dispose of 400,000 SF of asbestos structural fireproofing from the company’s 14 story former Corporate Headquarters.
Principal Facilities Engineer, Facilities Management Business Area 1986 - 1990
Special assignment to simultaneously develop three corporate facilities initiatives. Work included formulation of cash flow and Revenue Requirement-based economic analyses of operating/real estate options and related environmental studies. Negotiated with municipalities, NY State DEC and community and environmental groups.
• Developed the $23 Million, 10 acre, 60KSF, award-winning Staten Island Service Center. Managed the consolidation of 275 people and twelve related processes to the new facility from two remote locations with no disruption of operations. Projected operating savings due to the consolidation were garnered in full.
• Acquired a NYSDEC Tidal Wetlands Permit during a reactionary period of environmental regulation.
• Managed out-of-the-ground design and construction of an $8 million Meter Operations Facility in Brooklyn, NY.
• Acquired BU’s first NYC ICIP real estate tax abatement, saving over $6 Million.
• Developed and implemented a Master Plan and relocation plan for an 8.5 acre site yielding operating savings of $245K/yr with $3.2 million in avoided costs, 35% increase in available parking and 43% space reduction.
Director of Plant Engineering & Laboratory Services, Gas Operations Department 1984 - 1986
Directed a team of 24 engineers and technicians in direct support of the Gas Facilities Maintenance, LNG and SNG Plant operations and related capital programs. Simultaneously managed the Laboratory Services Group supporting environmental as well as plant/process operating functions.
Progressed from Staff to Senior Engineer, Facilities Management Department 1977 - 1984
Section Head and Capital Projects Manager for the Property Management/RE function. Designed/constructed buildings and grounds projects in support of capital and maintenance programs of the Operations, Security and Real Estate divisions.

Responsible for bid estimating, subcontract buyout, onsite supervision, labor negotiations, construction claims development and overall management of corporate, commercial, residential and heavy power construction projects, often with profit/loss and schedule responsibility. Projects included LILCO Northport Generating Unit #4 (380 MW Generation) Superstructures; NYPA Astoria Generating Station Fuel Oil Tank Farm; Chase Bank East 81st Street Branch, NYC; Misc. civil/mechanical work at the World Trade Center, NYC; Interiors rehab of the Engineer’s Club, NYC; Consolidated Edison Astoria Unit #6 (800 MW Generation) Superstructures: Orange & Rockland Utilities Milburn to South Mahwah transmission line.

- Formulated recommendations to integrate and consolidate the real estate portfolio of Boston Gas during its acquisition by KeySpan. Authored the Real Estate Integration Implementation Plan.
