(GC) Wharton-Smith, Inc., International Division
Pond Bay Beach Club, Phase I, St. John, U.S. Virgin Islands
Assigned to $60 million condominium project in St. John, US Virgin Islands. Phase one consisted of 20 multi-family buildings and 27 high-end units, a utility support building, pool and clubhouse, located on about seven of the 16 acre beachfront property.
Superintendent
• Responsible for all residential buildings from slab to finish … including structural masonry, structural pre-cast floor panels, truss and roof system, all MEP’s and Fire Protection, wall and ceiling framing, interior and exterior finishes.
• Directed all sub-contractor field activities including; OSHA compliance, quality control, design instructions, clarifications, production, and scheduling.
• Monitored material usage and projected the requirements for long lead items.
• Worked closely with the Architectural Firm to resolve design challenges and formulate RFI solutions.
• Conducted weekly subcontractor meetings with Superintendents, Project Managers, and Suppliers.
(GC) North Wind, Inc., Construction Division
Ft. Walton Beach, Florida
o Assigned to various government projects: Demo’ed, built, installed, tested, and refurbished twenty four separate sites throughout a large geographic area. Completed entire project four months ahead of schedule with enough budget left over for add-on’s.

o Assigned to Midtown 4 project consisting of a $108 million, 34 level, 320 unit condominium. This complicated project contained an attached seven story condo low-rise, an attached six level parking garage topped with a landscaped pool and deck. Additional challenges included high-end finishes at the main lobby, residence lounge & bar, fitness center, spa, and elevator lobbies.

• Directed sub-contractor field activities from planning through execution.
• Assisted in the managing 100 million dollar budget and evaluated sub-contractor pay applications
• Managed sequence and scheduling of trade activities from layout to punch-out.
• Developed, updated, and utilized project schedule including methodologies such as Labor/Hour, Daily Production, Cost/Resource, and Fast Track.
• Identified problem areas in advance and executed solutions through Architectural review, RFI’s, and Owner Request for Change Order.
• Conducted various meetings with sub-contractors, owners, suppliers, engineers, etc.
• Managed labor union relations and maintained a safe and secure jobsite.
• Avoided and mitigated any claims and conflicts.

o Assigned to Ariel Dunes project which consisted of a $60 million, 24 level, 220 unit condominium, with emphasis on main lobby and high-end common area finishes.

• Managed all structural activities of calculating and ordering concrete.
• Supervised all trade activities with primary focus on forming contractor, steel workers, post-tension functions, and finishers. (Topped-Out three weeks ahead of schedule)
• Managed and promoted teamwork among a large self-performance crew including laborers, carpenters, equipment operators, and field engineers.
• Called-In and coordinated trades for all threshold inspections and MEP county inspections.
• Simultaneously managed interior wall layout and coordinated MEP/FP sequencing after levels were released by structural engineer inspector.
• Formulated stringent quality control program and successfully maintain dry-in procedures so interior work could continue without concern for water intrusion.
• Executed creative solutions to problematic areas such as countertop and window installation.

• Coordinated full spectrum of subcontractor work with emphasis on finishes and closing out project which included systems training and orientation of owner representatives.
• Monitored and controlled building materials and equipment at jobsites by setting-up an inventory system which reduced losses and saved man-hours.
• Verified finish selections of unit owners and conducted punch-out walk-thru’s.
• Responsible for jobsite operations in the absence of the Project Superintendent.
