•Walgreen’s, Point Pleasant- Hired to jump start a dying Walgreen’s site and get it back on schedule. Revised project schedule and micro-managed subs, made better use of personnel and resources. Result: reduced over-run costs by 25% and regained 30 days of lost time in 4 month period. Brought project back into client satisfaction parameters and re-opened future work negotiations.
PROJECT MANAGER/SITE Designline Construction Services 2006-2009 SUPERVISOR/QUALITY CONTROL
•PC Richard, Eatontown- Stayed involved to bring project to completion, despite home office bankruptcy proceedings and contract shortcomings, as a favor to client. Result: made such an impression with the client that they made new offshoot company their exclusive builder for all client’s future work load. Carteret warehouse- I was requested by client to finish the project after it fell far behind schedule and was suffering major quality control issues. Result: proposed and negotiated cost and method type of corrections drawing upon my engineering background, and minimized cost impacts to all involved. Paramus- Chosen to represent my large firm to handle an extremely aggressive schedule, open facility, phased, renovation project for a new high profile client. Result: satisfied the new client, P. C. Richard & Son, to such a degree that it confirmed 2 new contracts for 20 million+ for my company.
•Rite Aid, Barrington- Assigned to manage a new client, with an open facility, phased, new proto-type design, with an over zealous, under budgeted contract. Result: Through close coordination with facility management, corporate representatives, and making the daily effort to keep their customers shopping experience safe and happy, made for high client satisfaction, which lead to 4 additional contracts, each worth $3-4 million.
•Brooks Brothers, Shrewsbury- Had major cost overruns and mismanaged resources. Result: Through our subs and adjoining project general contractor relations and coordination, man power and materials were maximized, resulting in client signing 3 additional store location signings, each project site worth $4-5 million. Bridgewater Commons- Had a severely overdue start date and major unresolved design issues. Result: utilizing my engineering and architecture training, I worked closely with the landlords design team and site architects to increase production through value engineering.
•Beacon Hill Country Club, Atlantic Highlands- Brought on board to start up a new “Major Project” division within the company for all 10 million+ sized projects. Inherited seemingly insurmountable zoning & permitting issues from client. Result: using my public relations and meticulous documentation skills, I systematically addressed each outstanding issue, which eventually lined all tasks back into a manageable schedule and allowed the project to get back into production.
PROJECT MANAGER/SITE Blackman/Casi Construction Co. 2005-2006 SUPERVISOR/QUALITY CONTROL
•DiSimone BMW/Cadillac/Lexus/Kawasaki dealership, Cherry Hill- Brought in to push delayed completion of all site work and the initial BMW and Cadillac buildings. Result: After close participation, use of daily start up meetings, and through personal example, client was totally satisfied, so much so, that the Lexus and Kawasaki Dealerships signed on for our firm to complete their sites, and to remodel 2 other off-site dealerships, which resulted in 12+ million of additional work.
•Big Lots/Golden Acres Mall, South Plainfield- Coordinated 3 other GC firms who were redoing other independent business in the mall as part of Landlords mall remodel contract, while completing our own clients separate Big Lot store. Result: Client became long time relationship, which resulted in 10 million annual revenues, year after year, and still to this day.
•Big Lots/Shoppes at Brick, Brick- Hired to deliver to new client, 90 days, a completed Big Lots store. Result: Maintained excellent client relations with all independent shop owners, despite multiple business floodings from severe summer rains. Client and landlord were so satisfied, that client gave us another store contract and landlord gave us another mall.
SITE SUPERVISOR/QUALITY CONTROL Center Square Builders 2004-2005
•Design Group Warehouse #1, Swedesboro- Brought in to complete a 750, 000sf manufacturing warehouse in 60 days. Result: Initial doubt and dissention for weekly construction meetings with owners and holding them accountable for daily interaction, final persuaded corporate executives of project completion goals and convinced them of giving us the Warehouse #2 project for an additional 3 million contract.
PROJECT MANAGER/SITE Diversified Contracting Inc. 1998-2004
SUPERVISOR/QUALITY CONTROL
•Oakland Public Library, Oakland- Was a high profile, political, addition/renovation that stayed open throughout the project. Result: Managed to overcome a severely under funded/over designed, 2 phased project, despite the lack of a qualified architectural firm, under committed Library Committee, a hostile political atmosphere, and an incompetent home office.
•USCG Barracks Renovation, Cape May- Ran a satellite office, for which everything, except payroll checks, was done on site under my direction. Result: Client was completely satisfied and while completing our original contract, 3 other contracts were bid and won. All other projects were under my supervision, with all overhead costs now minimized and subs costs down, our profit margin rose to 30%.
•USAF Bio Environmental Facilities Lab, MaGuire AFB- Took over lead of another “high profile” project that was suffering from both governmental delay issues, issues that were being refused to be corrected from a larger GC on adjoining site, and from political funding on a federal level. Result: Completed the facility on time, despite being delayed by “priority” construction, and the civil complications this produced.
•NJNG Satellite Training and Training Technologies Battle Lab (T3BL), Fort Dix- Hired to complete former Pres. Clinton/Rep Saxton cutting edge technology training project. Result: Completed project on schedule and under budget, despite all the political fanfare and delays caused by being under a microscope, even met President Clinton.
SITE SUPERVISOR/ QUALITY CONTROL Trataros Construction Inc. 1997-1998
•Falcon Courts North & 4 Generals Quarters, MaGuire AFB- Brought in to oversee $15M+ renovation of 160 U. S. Air Force family housing units and 4 generals’ quarters, to work closely with base security and the Army Corps-of-Engineers. Result: Worked closely with base commanders and their families, the Corps of Engineers, and security, so well, that they requested to another GC to hire me for upcoming high profile projects.
SITE SUPERVISOR/FOREMAN Miller Contracting 1996-1997
•Roebling Market Square Renovation and Restoration, Trenton- Hired to run the carpentry crew at the Senior Housing Complex a few blocks away. Result: Client was so impressed by progress of work at senior complex, that he hired us for the Roebling Market site. I was promoted to superintendent for that site, and completed ahead of schedule and so under budget that there was enough money to add a children’s playground alongside.
