QUALIFICATIONS
I have a combined total of over thirty five years in the construction fields including plumbing, mechanical and electrical with twenty six of those years being in the commercial side of the business. The combination of these trades allows me to discuss and meet the needs of your clients in a more detailed and knowledgeable parameter, giving them a confident feeling with our ability to perform their work
With each position I coordinated the work to be done directly with the client keeping their needs as the number one priority. Clear and precise communication with the client was maintained from the beginning to the end of each project to assure accuracy of the scope of work being performed and the needs of the customer met.
I hold a current 30 hour OSHA card and have in the past held a masters plumbers license in the city of Dayton and surrounding areas.
WORK HISTORY
2007 – Present Project Manager, Christy’s Construction
Worked with owner to write a strategic five year plan for company, designed estimating spread sheets for more consistent costs, set up cost codes for tracking labor and materials for projects, established weekly meetings for operation control, worked with office manager to set up AIA billing format
Normal responsibilities included meeting with new and existing customers, assessing their needs, estimating the cost, writing the contracts and managing the project.
Other responsibilities included estimating larger commercial projects, project management, submittals, teaching others about negotiating change orders, working with other trades and blueprint reading

2006- 2007 General Manager, Triton Commercial Building Contractors, LLC
Set up a commercial building division for a well established residential contractor
Worked with the accountant to set up divisional cost codes, developed templates for contracts, purchase orders, change orders, RFIs, letter of transmittals, estimating work sheets,AIA billing forms, fax cover, etc.
Worked with the insurance agent to establish bonding capabilities for the new division to be able to bid small public work projects

2005-2006 Service Manager, Kapp Construction, Inc.
Set up a general construction service department to handle smaller job requests and to respond to needs of the existing larger customers in a timely manner
Responsibilites included establishing a communication line with the existing customers, bring in new customers, revising the billing rates to reflect quick response service, estimating, approve costs and generate invoices in as short a time as possible
Generated a $300,000.00 profit the first year

1999-2005 Project Manager/Operations Manager, ABS General Contractors, Inc. – Division of Shook
Manage up to eight employees and various sub-contractors, assigning specific duties to each, overseeing job activites and closing out the projects.
Set up jobs by preparing maintenance forms, assigning costs codes and budgets to each section of the project, write contracts and purchase orders.
Manage ongoing projects with continous communication with the client or client’s rep regarding change proposals, change orders, approval of project costs, generating billings and service invoices.
Close out projects by developing as-built drawings, O&M manuals and warranty letters. Follow up with any warranty work immediately.
Coordinate all service and renovation work to meet the client’s needs and schedules for minimum lost time to the client
Meet with prospective and existing clients to better understand their wants and needs then develop and present a presentation and budget to meet those needs.
