KIRK HOMES, Construction Office Manager & Assistant to Regional Vice President(s) Duties included continuously developing and updating brick & mortar, options, overhead and maintenance budgets for building 800+ homes by implementation of bid process from land development and plumbing to mailbox installation and subdivision lawn maintenance by recruiting bidders, outlining work specifications, composing bid comparisons, facilitating negotiations and awarding contracts; developing and maintaining relationships with subcontractors; managing contract updates, specifications, safety rules, village/state/national code compliance, bond/insurance/certification & license compliance, permit applications and municipal correspondence; administering customer warranty service requests and follow up to ensure satisfaction with work; distributing necessary paperwork for building requirements to trades, monitoring change orders, maintaining schedules, order logs, status reports, etc. Significant emphasis on creating, contributing to and writing several policies & procedures including warranty information books, maintenance tips, product outlines, manuals and a multitude of written correspondence. Miscellaneous office management duties ranging from managing assistants, equipment maintenance, supply purchasing, document/file management systems while implementing and monitoring strict overhead budget control.
