Maximizing Resources, Achieving Goals. Business Condos USA (BCU) lacked development expertise. Used experience to modify and increase product output. Managed five projects annually with two development staff while competition used hundreds. Completed 1,000,000 sq ft in 14 projects. Firm recognized nationally.
Improving Product Design, Increasing Profit Margins. BCU generated low profit margins on an inferior, poor quality Flex product. Redesigned product improving style and quality. Led to selling of 100 additional units in the first year. Increased revenues by $2M with improved profits.
Resolving Problems, Avoiding Bankruptcy. Banking failures led to jeopardizing $30M in debt and possible failure for Pylon. Created strategies leading to successful sale or negotiation of workouts preventing bankruptcy. Maintained good credit and allowed survival in a cyclical and down market.
Working with Governmental Entities, Successful Strategies. Gaining governmental approval at all levels expense, time consuming, challenging and a key to success. Understand methodologies of working with City, County, State and Federal levels. Have never been denied approvals for projects overseen.

President, Crusader Consulting, 2009 to Present. Currently working with a major European automotive manufacturer in setting up a parts distribution, quality control and training facility.
President/Director of Development, Business Condos USA, 2003 to 2008. Responsible for all elements of development, entitlement, planning, management of ten professionals, execution of the construction process and meeting a budget of $60M. Clients included JC Penney, TJ Maxx, Rack Room Shoes and others.
Regional Director, Sperry Van Ness Commercial Real Estate, 1997 to 2002. Handled all aspects of recruiting, training and professional development of 100 commercial investment specialists. Created $600K profit turnaround.
President, Institute for Molecular Medicine, 1996 to 1997. Started up operations for this medical research institute recognized for its work in Breast Cancer and Gulf War Illness. Negotiated transfer of four major grants
President, Gem Springs Homes, LLC, La Plata County, CO, 1994 to 1996. Responsible for the purchase, rezone and development of an award winning 48 single family home sites on a 305 acre parcel.
President, The Pylon Companies, 1979 to 1994. Directed operations for 14 real estate development, brokerage and construction companies in South Florida. Developed and sold over $1B in commercial/industrial real estate.
