SIGNIFICANT ASSIGNMENTS
• Hotel Feasibility Projects – Provided market studies of owned land, as well as cost and income analysis and market comparable sales. Advised on permit feasibility and project design strategy.
• Acquisitions Analysis – Provided financial analysis and market projections for retail, mixed use and land development projects for national investment fund for non performing bank assets.
• MGM City Center – Conducted onsite quality control inspections of 4,000-room hotel, in collaboration with local architectural firm. Established program for turnover to MGM management.
• Urban Village – Director of mixed use 1,000,000 square foot hotel, retail, condominiums, convention space and spa on Las Vegas Blvd. Oversaw marketing, permits, operations team and office staff.
• General Construction Clients – Advise on multiple hotel projects ranging from mid sized to high rise projects in the Las Vegas Blvd. corridor. Scope of work included bidding, scheduling, site and subcontractor coordination. Work has been provided for both owners and general contractors. Develop cash flow curve for ownership and lender review. Also develop and construct model units for marketing teams.
• 100 Cambridge Street, Boston, Massachusetts Owner’s representative/development manager for 575,000-square-foot office renovation, including full building systems replacement and individual tenant build-out programs. Additionally, 75 high-end condominiums were developed and integrated into a 400+ car garage. The project was a public/private development venture with full coordination managed by Meredith & Grew.
• One Broadway, Cambridge, Massachusetts Owner’s representative for redevelopment of 305,000-square-foot office building. Our primary involvement was the integration of an entirely new fire safety system, and major HVAC and electrical system upgrades in a partially occupied building. The completion of these projects was necessary prior to undertaking tenant renovation programs.
• Fargo Building, Boston, Massachusetts Retained by prospective investor to evaluate building systems and establish new renovation program prior to building sale. Retained to subsequently engage architects and contractors to begin renovation program, which continued for several years.
• Providence Convention Center, Providence, Rhode Island. Owner’s representative for the creation and analysis of the GMP documentation phase consisting of convention space, hotel and parking garage. Meredith & Grew was awarded this assignment as a result of a public/private competition. Meredith & Grew supervised all financing materials and construction evaluations for the project.
• Massachusetts General Hospital, Boston, Massachusetts Owner’s representative/program manager for studies which included the reuse of the Charles Street Jail and internal department relocations over multiple campus sites.
• Ferncroft Apartments/Condominiums, Middleton, Massachusetts. Development manager for 200 apartment units with an additional 30 high-end townhouses on adjacent golf course property. Meredith & Grew assisted with the purchase of the property, all financing work and daily project development coordination of architects and contractors.
• Belvedere Condominiums, Boston, Massachusetts Joint venture development of the remaining Prudential Center complex parcel was managed by Meredith & Grew, following the competition for development rights. 61 high-end condominiums were designed, financed, marketed and constructed under the direct supervision of Meredith & Grew. The work paralleled the completion of the retail component and 1,000,000 square feet of office space sharing the same infrastructure system during a three-year period.
• Boston Garden, Boston, Massachusetts Engaged as owner’s representative to study the implications of demolishing the old Boston Garden and incorporating a new arena, new office, hotel and residential into the existing parcels under ownership of Delaware North. Following study, Meredith & Grew was retained to provide oversight of demolition work and assist with site master planning.
SIGNIFICANT ACCOMPLISHMENTS
• Project Manager with cross functional responsibilities for a matrix based organization, provided project oversight and direction of construction, technical and business projects for various operations. Experienced in managing multiple projects and presenting concepts to management.
• As Operations Manager, provided creative problem solving with the ability to develop solutions to complex process and technical challenges in order to gain the confidence of customers, employees, vendors and senior management through proven leadership and dedication to excellence.
• Proven Director of Purchasing and Procurement, with the ability to carve order out of chaos, identifying and resolving key business and technical issues, rapidly developing proficiency in new technologies and creating efficient, standardized and quality oriented processes.
• Professional experience in Purchasing and Supply Chain Management, given the responsibility to provide program management to include service initiatives, product development, budgeting, change management processes and turn key implementation throughout the projects lifecycle.
• Over 20 years of broad based experience in all phases of Commercial and High End Residential real estate as a developer, contractor, owner and consultant. Additional experience as a registered architect designing retail, hospitals, schools and offices, from cradle to final delivery of project.
• Proven leadership skills through effective delegation, staying within budget limits, understanding deadlines and following through with a hands-on style of management
• Business plan implementation for the overall improvement of all departments, given task to revamp Quality Control system for over 100 vendors to fit the needs of the business. As a result the business became more profitable, organized, and efficient which provided a better service for all customers.
• Created a detailed financial framework to determine equity and debt requirements for building or selling the projects, which included high-rise and mid-rise product mix. Developed system used to review all completed construction procedures and make critical assessments, for the hotel portion of $9B complex.
• Provided leadership to a dedicated staff of Professionals with an emphasis on excellent customer service, effective communications and the ability to work together toward a common goal with success.
• Hands-on Project Manager with highly developed organizational skills and experience in cultivating strategic business relationships who is also very strong in budgeting and financial management.
• Recruited to spearhead Las Vegas office, directing largest project in company’s history, Urban Village, which included residential, hotel, retail, spa, and selected restaurants. Directed entitlement process and architectural/engineering and construction contract agreement negotiations.
• Prior to joining Meredith & Grew, Mike was a practicing architect in Wisconsin. Projects included the 1,000,000-square foot teaching hospital at the University of Wisconsin, the Methodist Hospital renovation, as well as an assisted living addition. Other work included several high school addition and renovation projects, condominium projects totaling 700 units, and custom housing for select individuals in high-end locations. Mike is currently registered in Wisconsin and nationally through the National Council of Architectural Registration Boards.
