April 2008 to Present Day ABM Construction/ Design & Build Current Position
Position General Manager
In this role I manage a general contracting and design & build company and am responsible to the share holders for the day to day running of the company, as with P.Elliott & Co. Ltd these responsibilities include the following;

Position Regional Director
In this role I was in charge of the Eastern Region for P.Elliott & Co. with total responsibility for the business. This involved setting and achieving budgets for my region which I saw grow (from €20m 2004) to €168m annual turnover in 2007.
Business Development
With complete responsibility for my region one of my key roles involved developing business through contacts with various professional consultancies, personal contacts, CIS service and eTenders (Irish Government Public procurement website).
I was actively involved in tendering projects including all presentations and interviews necessary to deliver the business.
Team Building
Critical to the delivery of construction projects was finding and developing competent professionals for all the various levels in my management team. This required huge effort and ingenuity with the market as it was. The team I developed stood at eighty seven (87) including a Contracts Director, Contracts Managers, Regional Managing Surveyor, Project Managers, Site Managers, Site Engineers, Quantity Surveyors, Foremen and Site Administrators as well as the regional office team. This business is all about people.
Contract Administration
A key role for me was the supervision of the management of various contracts these included Yellow and Blue forms of the RIAI construction contracts as well as numerous high value bespoke Design and Build contracts. On the larger jobs I had subcontractor contracts with contract values of circa €12m, which required my personal attention.
I (with my team) but in place various control and monitoring procedures to ensure the business was delivered on budget, on programme and to the high standard necessary for a company of our standing.
Procurement and Programming
I recognize the importance of proper planning to achieve results and was centrally involved with my team to ensure that procurement and programming where top priority in our region.

Position Construction Director
As Construction Director I was in complete control of all construction activities, with annual budgets ranging from €300m to €500m.
When I first came to Zoe Developments (as it was then called) my brief was to set up a structured Construction Dept. the company had grown and was in need of structures to manage the business going forward.
I developed a structured team to manage the various elements of the projects which included Contracts and Project Managers, Quantity Surveyors and Health and Safety professionals.
We developed budgets and programmes as well as a detailed “KPI†system of monitoring substantive projects of this nature.
During my time there I saw costs drastically reduced, health and safety records improve to the extent that premiums reduced significantly.
I introduced a Quality Control System which improved the standing of the company with our clients.

Position Construction Manager
In my position here I was in charge of between 5 and 7 Construction developments in London and Portsmouth. These projects included inner city apartment schemes with 100% site coverage, inner city urban regeneration projects and also some housing developments in the suburbs. The construction of the inner city jobs ranged from Conc. Framed structures 14 stories high to structural steel framed buildings. We also built structures with hollow core and masonry. These where all built to very fast construction programmes.
I looked after all aspects of the project from pre planning, demolition through to hand over to the clients.
1992 – 1994 Wilcon Homes ltd 2 years
Position Site manager
In this position I was in charge of various house construction projects. I was involved from the commencement on site and saw these projects through all stages of construction through to handover. I also dealt with the after sales requirements.

Position Site Manager
The position as site manager with this company was similar to that in Wilcon Homes running Housing and apartment developments.

Position Site Supervisor
My position as site supervisor with this company involved Organizing subcontract labour, providing materials and programming work to complete to very tight deadlines. My responsibilities also included the administration of subcontract payments.
