 Positano on the Gulf ($32M, Negotiated Contract / Luxury Beach Front Condominiums, Longboat Key, FL.) Successfully directed the pre-construction process to overcome issues with the initial project budget by identifying value engineering opportunities and tactfully managing the buy-out process resulting in additional budget savings. Additionally directed field staff during construction phase as Project Manager to substantial completion of project.
 Waterfront Corporate Park $20M+ (Design/Build, 6-story, 130,000 sq. ft. Multi-Tenant Office Building). Led design/build team initiatives from early Programming Phase through Preconstruction to establish marketing concepts, design parameters and conceptual budget. As Project Manager responsible for scope of work development, subcontractor negotiations and selection, value engineering, budget oversight and hand-on coordination and direction of field staff. Project received AIA National Recognition Award
 American States Insurance Building ($8M+ Negotiated Contract 45,000 SF Office Building sitting atop a 33,000 SF Parking Structure). Resourcefully implemented value engineering design concepts that significantly reduced construction costs and overall project schedule. Spearheaded contract negotiations with Owner and Architect, ultimately transitioning to a Lump Sum contract realizing a 20%+ Net Profit Margin.
 Bear Run Village ($40M+ fast track rental income producing venture featuring 438 Upscale Garden Apartments / Townhouses, with Clubhouse and Pool on 60+ acre site.) As Owner’s Consultant and Preconstruction Team Leader provided coordination with Architect & Engineers to achieve fast track start of construction. Advised and led Owner/Developer’s initiative to upgrade final product to perceived upscale values in the market place. As Project Manager provided on-site daily coordination with General Contractor and Leasing Agent.
