Design & Construction Project Manager
Managed all construction phases including- pre-construction planning (design & development); construction (predominantly design/build), and construction close-out phases. This management entailed commercial and high-value residential projects including simultaneous management of:
o A 10,000 sq. ft. sales facility.
o 30,000 sq. ft. golf clubhouse accompanied with an upscale restaurant, pro shop and gift shop.
o A state-of-the-arts 80,000 sq. ft. equestrian facility.
o Resort condominiums and sundry "high value" custom homes.
o Preliminary design of the golf clubhouse for the newly installed Nicklaus course.
• Also provided continuous value-engineering resulting in an approximate savings of $250,000 on the Dye Club house alone - each project was attended with a personal proactive approach with strong emphasis on budget and time constraints while assuring quality.
• Served as a liaison between Pivotal Development and all municipalities, utilities, and building departments.
• Worked very closely with in-house architects, as well as outsourced AE firms and other consultants.
• Conducted all construction meetings, approved all change orders and pay applications, and tracked all RFI's, submittals and shop drawings.
Concurrent with these duties, I personally managed the construction of multiple high-value custom homes and served on the architectural design review board. Was also assistant manager for all infrastructure construction, management and maintenance within the 7000 acre development.

Construction Project Manager
Represented AJC Architects as the PM and provided design and construction coordination for a $15 million baggage handling modification project at Terminal Unit 2 at the Salt Lake International Airport.
• This was a government project at the city level and I successfully interfaced with a broad spectrum of city officials, construction companies, engineering consultants, and retail professionals.
• Developed a strong working rapport with the airport design and construction teams, the Salt Lake City administration, and national contractors.
• Provided plan review and design direction based on the owners’ criteria. This was especially challenging in light of the 24/7 operational status and the strictly regulated security parameters of the Department of Homeland Security.
Possessed one of the highest Federal Government security clearances available to an outside contractor.

Provided design and construction management for the Gateway Mall (which is a sprawling 4-city block mixed-use facility).
• Interfaced with national tenants, leasing agents, and a broad spectrum of construction, engineering, and real-estate professionals to manage the design/build packages for each client.
• Provided plan review, design direction based on facility design criteria (I played an integral role in producing the design criteria manual used by leasing to market mall space).
• Coordinated with contractors for role-out time lines.
• Provided technical design support to the leasing department in achieving the highest level of usability and profitability per sq. ft. of space.

Initially H & L was a framing contractor focused mostly on high value residential construction; I served as a working superintendent in the field and managed multiple crews.
