SELECTED ACHIEVEMENTS
Construction Administration of a 15-story, 4-star, 500-room hotel adjacent to a casino/resort. Building includes upscale rooms, luxury suites, retail outlets, 4 restaurants, 1 bar/lounge and a 13,000 sq. ft. health spa. Worked closely with architects, engineers, officials, client representatives and contractors. Assigned and managed design projects, led regular progress meetings, managed monitoring and inspections, coordinated written and verbal communication, managed and implemented quality control, managed and handled RFIs (Requests for Information) and Submittals of product information and samples.
RESULT: Our team took the project from being $15 million over budget to $5 million under budget. Construction progress went from being hampered by numerous conflicts and other issues to being smooth and efficient and was completed in a timely manner.
Managed the creation of all new Starbucks in Arizona over a 3 year period. Store budgets ranged from approx. $250,000 to $700,000. Evaluated possible sites, assembled and delivered feasibility studies. Managed project planning, coordinated all players, oversaw construction document production, expedited permit submittals and supervised construction, in office and on site. RESULT: Target of 37 new stores was efficiently attained. Starbucks corporate then decided to renew contract with our firm for administration of all new Starbucks for next 2 years.
Took charge of two $1.5 million restaurant projects (Las Vegas area) which were not progressing well and turned them around. Resolved problems by: 1) Evaluating project holdups and creating practical solutions, 2) Reorganizing and creating new implementation strategies for the solutions, 3) Motivating and helping employees and consultants to increase and/or fine-tune their efforts, 4) Distributing solutions info and overseeing processing of RFIs, submittals and other documents to clients and officials.
RESULT: Projects were back on track in short time and progressed efficiently to completion. Clients very pleased with the results. Restaurants opened to capacity crowds and have been very successful.
Developed profitable replacements for several non-viable retail center development designs (6,000 to 70,000 sq. ft.). Existing design proposals for commercial developments did not respond to needs of clients. Evaluated possible design scenarios. Researched all applicable legal and financial factors and informed clients of the possibilities. Led design teams to develop new center designs in response to the requirements and goals.
RESULT: Client responses very positive. Preliminary design packages accepted by officials, and potential tenants and financing were then found so the projects could move forward.
Implemented design development processes to realize 5- to 11-acre retail centers (Phoenix & Las Vegas). Led teams in design techniques and processes to oversee creation of designs, managed development of documents and plans, coordinated and supervised employees and engineers, collaborated with city officials, administered bidding process and handled construction administration.
RESULT: Centers developed and built with a minimum of challenges, now very successful locations, and have been used as local examples of how to attract national tenants and retail businesses.
