2/2008 – 3/2009 Senior Project Manager / Project Executive: GTL Construction LLC., 120 Bloomingdale Rd. White Plains, NY.
• Overall responsibility for the Construction, Budget and Schedule for the Non-profit Organization of the Kips Bay Boy’s and Girl’s Club, NY. A $12 Million Dollar renovation of an abandoned Synagogue into a neighborhood-recognized landmark funded by NYC, NYCHA and the New York Yankees. This was the largest, high-profile project in GTL history.
5/2007 – 2/2008: Project Executive and Director of Pre-Construction: A. Pappajohn Company, 66 Fort Point Street, Norwalk CT
• Overall responsibility for construction operations, with the main responsibility to ensure overall satisfaction with all aspects of APC’s contractual commitment to the client, including maintaining full control and responsibility of project development and final implementation of project strategies, from concept to occupancy.
4/2005 – 4/2007: Construction Operations Manager: P&H Construction Assoc., Norwalk, CT
• Overall responsibility for construction operations, and growth and expansion. Overall responsibility for pre-construction services, construction budgets, schedules, field and office operations staff.
• Contracts are “GC” and “GMP”.
4/2004 – 2/2005: Director of Construction Operations: URS Corporation, Jersey City, NJ
• Senior Project Executive, NJEDA/ NJSCC public sector schools program for the Jersey City, New Jersey region. Managed dollar volume at 260 million. Projects encompass: health and safety renovations to existing facilities (35 mil); school renovations and additions (25 mil); and new construction (140 mil). Overall responsibility for project budget, schedule, pre-construction negotiation, field and office operations staff (22), including 7 project managers.
• Contracts are mixed Design Build and lump sum “At Risk”, and include Liquidated Damages.
4/2000 – 1/2004: Senior Project Manager: Torcon Inc., located in Westfield, NJ
• American Airlines JFK Expansion Project: Project Manager responsible for fielding, processing and negotiation of subcontractor delay claims resultant from the impact of 9/11 on American Airlines’ total business. Negotiated 60 million dollars of submitted claims to a justifiable 25 million.
• Wyeth Piperacillin Expansion Project, located in Puerto Rico: Quality Control Project Manager for owner acceptance.
• Total Project Value: $92 million (“At Risk” and Liquidated Damages)
• AVAYA Inc.: 350,000 SF R&D facility located in Lincroft NJ, 156,000 SF designated for 75 research labs. New IT infrastructure throughout facility, corporate office space, electronic laboratories and the North and South American communications data center hub.
• Total Project value: $12 million (Liquidated Damages and “At Risk” GMP contract)
• UMDNJ: New Behavioral Health Science Building located on the UMDNJ, Newark, NJ campus. A five-story 120,000 SF, building to house all behavioral health entities on the Newark, NJ. Campus, including research and treatment facilities, and eight research laboratories.
• Total Project Value: $25 million (Design Build and “At Risk” project)
• Pfizer Pharmaceutical, Parsippany NJ: Major building addition and renovation to existing warehouse area into packaging modules.
• Total Project value: $3 million (“At Risk” and Liquidated Damages) completed on schedule and within budget.
5/1998 – 4/2000: Senior Project Manager: Sordoni Skanska Construction Company, located in Parsippany, NJ
• Senior Project Manager for the Sotheby’s expansion project in Manhattan, NY. Addition of six-stories to an existing four-story facility; increased auction space including private boxes, and corporate office level. Sotheby’s maintained normal business operations throughout construction.
• Total project value: $90 million (“At Risk” and Liquidated Damages contract)
• Senior Project Manager for the Redding Life Care project in Redding, CT; a 123-acre, 400 apartment/condo luxury managed-care community.
• Total Project value: $95 million (“At Risk” and Liquidated Damages contract)
• Project Manager for NASDAQ Data Center renovation project in Trumbull, CT, involving both new construction and renovation. Complete upgrade of facility’s data collection and executive offices.
• Total Project value: $9 million (“At Risk” and Liquidated Damages)
• Project Manager for NASDAQ AMEX Times Square Marketsite. 25,000 SF renovation of existing building for support offices, main data and television broadcast studios.
• Total Project value: $38,600,000 (“At Risk” and Liquidated Damages)
3/1993 – 5/1998: Director of Engineering / Project Manager for Marriott International Corp.
• Responsible for dual IBM-owned Site Management.
• Effectively managed operations and construction projects while reducing costs by 8.5% on a $10 million annual budget. Increased staff efficiency and morale. Insured quality, and increased customer satisfaction. Created a comprehensive quality work standards program, when implemented by departmental staff resulted in a 98.2% customer satisfaction index – a 26% increase.
