Business Development Background
My experience in Business Development has not been limited only to the areas of Architecture and Construction related to Real Estate Development. I have successfully developed marketing strategies for numerous businesses with regard to customer procurement, media coverage and promotional events for many charities such as The Salvation Army, Muscular Dystrophy, and Cystic Fibrosis.
Business Development Background:
Maxon Construction Co., Tucson AZ.: Worked with Don Maxon, the real estate side of the company, to assist in promotional campaigns with regard to real estate sales. This was the Developer responsible for the creation of the well known retirement town of Green Valley, Arizona
Sun Structures, Ltd., Sonoita AZ.: Principal of a Design/Build Studio. Created Business Development Strategies through local and regional media and personal contacts.
Keeton Associates, Dallas, TX.: Created a Business Development Plan for area high end residential remodeling and new construction. Used a direct target niche market approach to this neighborhood. Designed and Produced flyers and promotional material that resulted in several million dollars worth of Architectural fees within the first year of the Program.
Design for Business Interiors, Inc., Washington, D.C.: Although my specific position was as senior project manager I worked closely with developer clients and their leasing agents to create strong leasing strategies from promotional aspects through developing effective tenant workletters. Was also involved closely with the Washington Board of Realtors. An organization that formulated area leasing regulations and area calculations and codes.
Frederick Ward Associates, Bel Air, MD.: Was hired to create, produce and direct a Business Development Program for a specific local niche market. Was given specific local clientele to target. Successfully procured all four perspective clients for the office within nine months.
Thalden Corporation/Thalden Boyd, ST. Louis, MO.: As Senior Project Director I had the opportunity of working directly with our clients. This allowed me to develop additional and or expanded scopes of work by effectively demonstrating to clients the economic benefits of expanding a Project while still under construction as well as helping them to develop future plans.
Jonathan Nehmer + Associates, Rockville, MD: As Senior Project Manager for both the Architecture and Project Management sides of the company I have also developed marketing plans for the acquisition of new Clients. This successful plan has produced several new projects. Knowledge, Skills, & Abilities
#1. Knowledge of construction practices, methods, techniques, costs, materials, and equipment:
I have more than 25 years experience as a Construction Project Manager. While at Jonathan Nehmer + Associates and Priciple Design and Development my roles were two fold. I was the Senior Project Manager for the Architectural and Interior Design side of the company and was the Senior Project Manager for the Construction Project Management side of both companies.
As the Senior Project Manager for the Construction Administration side of the company my role in managing a project began by defining a scope of work determined by the findings in the Due Diligence report and the requirements of the client for the project. This report involves the inspection of the existing property and all its integral systems such as electrical, mechanical, plumbing, structure, food and beverage, finishes and a thorough examination of all applicable current code requirements.
Next I would prepare a detailed budget for that scope and follow up with a very detailed schedule for all the disciplines involved including the general contractor and his work.
In order for these functions to occur successfully a detailed knowledge of the construction industry and the construction process is required and in order for a project schedule to be correct a clear understanding of construction practices, methods and techniques is necessary.
Due to the level of my skills and knowledge in the area of Construction and Construction Management I have been closely involved with the development of Capital Expenditure Budgets (Cap-Ex) for a variety of clients including Crowne Plaza Hotels and Host Marriott Hotels. In the Fall of 2007 I was asked by the government of Anguilla, British West Indies to travel there and produce a Cap Ex program for one of their internationally known five star resorts, Cap Juluca
#2. Practical knowledge of interdisciplinary communication, coordination, principles, and practices.
Throughout my career both as an Architect and Construction Project Manager I have worked closely with a wide range of consultants such as Structural, Mechanical, Electrical, Plumbing, Acoustical, Hydrology, and Landscaping professionals. Coordinating their work for the production of construction documents and coordinating those documents in the field working with the General Contractor and the various sub-contractors related to the Work has been a primary function of my Project Management background.
I have a first hand working knowledge of the principles and practices of a wide variety consultants and engineers. Not only for the production of RFP’s to solicit work from them but also to have a keen awareness of the level of expectations and performance by those consultants.
As a successful Senior Level Project Manager for numerous award winning projects I have an in-depth knowledge of the design concepts used to help in the production of the construction documents which were responsible for the creation of those award winning jobs. Projects such
as The Potawatomi Casino, Milwaukee, WI, The Palace Resort Hotel & Casino, Biloxi, MS, and The Crescent, Dallas, TX. along with numerous other Hotel Projects throughout the US. The high level of my success is due in large part to my clear understanding of the specific and unique consultants needed.
#3. Ability to monitor and control operations:
As Senior Project Manager for Jonathan Nehmer + Associates and Principle Design and Development it was my responsibility to create the initial project schedule which was later revised with the GC to meet actual projected milestones and deadlines.
Through the production of on-site daily progress reports, weekly progress meetings and the publication of those minutes and reports I am able to constantly monitor the progress of a project and compare that to the project schedule which I update to reflect a 2 -3 week projection and compare that to the overall project schedule.
I was also responsible for the review and approval of all pay applications and of the monthly project cost report which is prepared for the Owner. This allowed the Owner the ability to see budgeted costs against real costs and compare to projected future costs.
#4. Ability to meet and deal with others:
The ability to clearly and effectively communicate on a variety of levels to numerous people is one of the most important aspects to successful Management.
My roles as Senior PM for the Architecture Department and Senior Construction PM require that throughout the entire course of a project I will meet and work with a wide variety of personalities all with a variety of agendas and expectations. I present and discuss a wide and complex array of items and issues. These will run the full spectrum of a project from initial meetings with Planning and Zoning to the permit department and their related code issues to dealing with a nearly infinite number of on-site construction issues which occur during the course of actually building the project. It is this ability to work with this large and diverse group of personalities that is the heart of the entire Management process.
I believe that my record of very successful projects clearly demonstrates the ability to meet and deal with others.
#5. Ability to communicate in writing:
I have excellent writing and documentation skills. With the exception of the drawings themselves practically all other communication during the course of a project is, at one time or another, in written form. If directions or statements or agreements are made verbally they must be followed up by written documentation.
My current and previous positions require me to write or edit the documents which move a project along its intended schedule such as RFI’s,Change Orders, submittal reviews, progress reports, letters to municipalities, responses to Owners, direction to staff and consultants and the
all important RFP (request for proposal).
In my current role I am also involved in the writing and editing of the documents which define the project such as the Construction Specifications, the Bid Documents and the final Contract for Construction.
Clear and concise written direction is paramount in producing effective and correct responses.
#6 Ability to communicate effectively other than in writing:
A. The ability to clearly define an issue and respond or to give direction graphically is essential. The ability to draw. Non verbal, non written communication in the construction industry is very important. The ability to create clear and understandable drawings or ‘working sketches’ is of great importance.
In my current position and in previous positions I believe that I have continually demonstrated my ability to clearly communicate through my ability to draw and sketch both in the office and in the field.
B. Of equal importance is the ability to verbally communicate. To speak to single individuals or to large groups of people is a valuable and effective tool in the course of Management and something that I do well.
In my current and previous roles I have had the opportunity to give formal and informal presentations, lead meetings, hold conference calls, and maintain day to day communications either in person or by phone with all parties to the project.
Sometimes the moment, the need, the issue demands that clear and determined direction or interpretation be given quickly and decisively. The success or failure of the entire project can sometimes hinge on the ability to speak with authority and clarity with the self assurance that instills confidence in others. Management, while a team effort, still comes down to the team leader, the Manager/Director. He or she needs to have the ability and assurance that they can deliver verbally the guidance that is sometimes needed both in the conference room and in the field.
