THE HOME DEPOT CORPORATE – SEATTLE, WASHINGTON 2005 TO 2010 (FEB)
SENIOR PROJECT MANAGER
Responsible for managing entire new store construction process, including budgeting, hiring architects, engineers, general contractors and consultants.
Managed development budgets for projects in the $15M to $35M range. Managed construction of new stores (130,000sf/ea) and Regional Distribution Centers (565,000sf/ea) .
Opened 15+ new stores and coordinated with store set up teams and operations departments.
Performed Architectural and Project Manager review of potential out-parcel and carve out site sales to third party developers and end users.
Tracked and closed out projects to obtain bonds, letters of credit and receivables.
Managed bidding process and awarding of projects to General Contractors.
Certified Compliance Inspector of Stormwater Permits (SWPPP).

STARBUCKS COFFEE COMPANY – SEATTLE, WASHINGTON 1997 TO 2003
DIRECTOR OF ARCHITECTURE (2000-2003)
Managed a budget of $15 million and a staff of 165 partners located in Corporate and Regional offices. Responsible for design and production of stores for Retail North America, International, Renovations/Remodels, and Licensed stores.
Performed market tours to review completed and future store sites with extensive travel across the U.S., Canada and the U.K.
Managed all flagship stores within the design studio and made quarterly and annual presentations to the Executive Board.
Managed design standards and staff to meet company objectives of appearance, quality, quantity, and costs.
Designed over 1000 new stores, completed 1500 renovations and 2000 special design projects in one year.
Verified the execution of store design being met by construction managers and communicated new developments, initiatives and processes while soliciting their idea's for design improvements.
Developed a methodology to use obsolete inventory, saving the company $2.5m.
Established procedures for sharing of available work-teams so that the design teams consistently had manageable projects and timelines.
Developed electronic timesheets to accurately illustrate work accomplished, and to forecast for
future headcount.
Implemented the Construction Documents Improvement program, to remove redundant drawing information and a re-alignment of drawings layout and content.
Designed a stage set for the movie "Terminal", by Dream Works.
Developed ADA Compliance issues resolutions, such as the lowered hand off plane development (California prototype for all stores types).
Managed the acquisition store conversions of Indigo, SBC, Pasqua, World Coffee, Coffee Connection.
Managed the Alliance Development Studies with other retailers such as Donald Trump, Walgreen’s, WaMu, Charter Bank, Target, and Burger King.
Received the “Visionary Award†in Store Development, 2002 Received recognition for the Design Boards presentation, Analysts Conference, 2002.
Represented Starbucks Design at the ICSC annual event in Las Vegas, 2003. Presented at the Boca Raton, Florida, Zoning board appeal, where Starbucks was awarded the first overturned zoning recommendation ruling by the city.
DIRECTOR OF FACILITIES AND CONSTRUCTION (1998-2000)
Developed and executed new programs for the company in renovations/remodels, new stores and facilities service for the domestic markets.
Managed a staff of 86 partners and a budget of $35+ million, including extensive travel across the U.S. and Canada.
Responsible for creating and executing the “first day look, every store, every day†for the entire portfolio, in renovations, service, repair and maintenance and all facilities management and extended that philosophy into new store construction and design.
SENIOR CONSTRUCTION MANAGER, NORTHWEST TEAM (1997-1998)
Directed construction managers to achieve company metrics in the Western Region markets.
Managed a team of 5+ construction managers and assistants to verify that the goals and objective of the company are being met.
Responsible for project execution of new stores and renovations/remodels in Washington, Oregon, Montana, Colorado Western Canada and Northern California.
General Contractor selection, negotiation of contract fees, timelines, change order management and final review of construction documents for clarity.
WATERLEAF ARCHITECTURE AND INTERIORS – SEATTLE, WA./PORTLAND, OR.
PARTNER
Developed a team that worked on fast tracked projects requiring a close working relationship between the General Contactor and the Owner.
Financial Institutions: completed over 135 projects ranging from new branch locations, in-store grocery sites, merger conversions, feasibility studies and numerous renovations.
Managed a team and process that accomplished producing one McDonald’s Express per week in Washington State.
Uniservice Corporation, owners had 60 properties in Washington and Oregon that required constant maintenance and remodeling.
Designed a new facility in Siskiyou, Oregon, full services, with a construction cost of $2.7 million. North West Composites, office and manufacturing buildings on an 18 acre site. Owners requested a park-like atmosphere around the facilities that included a 3 hole golf course
Metro North Base: continued with construction management services from Hewitt Daly Isley architects.
Puget Sound Power and Light: numerous NW facilities remodels and new buildings on their existing properties.
