Responsible for the design and implementation of a comprehensive program concerning all aspects of residential and commercial third party property management for a 3000 unit portfolio resulting from purchase of J.H. Taylor Management Co.
Systems for property managers to implement included physical property analysis, mechanical equipment life cycle studies, preventative maintenance programs, capital improvement programs, daily cleaning maintenance, skill building for maintenance staff and government compliance issues. Budgeting, expense tracking, cash flow and income were made part of the property manager’s responsibilities as an integrated part of physical management. Specific modes of communication tools were also implemented on a regular basis to assure the highest level of client interaction and satisfaction.
Coops and Condominiums comprised the bulk of the portfolio. As such the clients were volunteers serving on elected Boards of Directors or Managers. The goal of the management program was to integrate all research, observation and experience into specific recommendations and methodologies that Boards could use to identify and prioritize their needs in an effort to improve quality of life at the building and increase property values.
Responsible for designing the work and communication interface between the Management and Accounting Divisions to assure that work systems for both divisions were complimentary and not contradictory to both each other and the accounting software package.
