Management / Leadership
• Project Manager of the NW Career & Technical Academy built under the Washington Sustainable Schools Protocol (similar to LEED). Project included a geothermal heat exchanging system and a 48KW photovoltaic system, which is the largest solar panel system in Washington State.
• Onsite Project Manager of subcontractors, vendors and project team to deliver 44-acre major infrastructure development project to fortune 500 client on time while adding 2% net profit.
• As team leader, delegated construction cost estimation tasks among six-member team and integrated costs and project strategies into the successful award of $4.3 million project bid proposal.
Communication
• Functioned as the company representative to solicit and build new relationships with prospective clients and architects at the 2009 annual International Council of Shopping Centers in Seattle; an event that translated into a recommendation from a large Northwest area architect and the exclusive opportunity to negotiate a contract with Wal-Mart Stores, Inc.
• Worked with supplier and subcontractor to establish superior quality control reporting, allowing for on-time and accurate material deliveries that streamlined the subcontractors scope of work and cut down on the critical path schedule by 10%.

Strategic Planning / Cost Control
• Designed phased plan for infrastructure subcontractors to continually build during wet weather months within the Department of Ecology regulations that allowed them to successfully meet all project milestone dates. The accomplishment of this plan also resulted in $100K budgeted cost savings.
• Aggressively phased and coordinated subcontractor’s and carefully managed costs to double profit margin on tenant improvement project from 4% to 8%within the set deadline.
• Developed and maintained project budgets ranging from $100k - $15 million utilizing Timberline Software.
Risk Management
• Negotiated a $1 million subcontract to include a shared cost risk clause of volatile material prices reducing overall risk exposure and allowing the project to stay within budget despite material cost escalations.
• Researched and implemented a new company employment compliance plan to conform to all Federal and State regulations. Plan included a complete overhaul of company procedures, reporting and documentation.
Project Engineer/Sr. Project Engineer, June 2005 – June 2008
• Worked directly with lead engineers and Washington State Department of Transportation authorities to coordinate tasks, plan resources, time subcontractor deployment, and identify/mitigate risk in a highly dynamic State Highway design build expansion project.
• Ensured that project conformed to the plans and specifications by conducting daily quality control monitoring on the construction of an underground storm water detention vault with a capacity of 3 million gallons.
• Served as liaison between client, design team, and subcontractors to facilitate construction activities that utilized new methods based off the revised 2007 International Building Codes, in constructing a four story storage facility.
• Created Excel based metrics to monitor workforce labor hours and production rates on a weekly basis. Tool facilitated accurate forecasting by on-site superintendent to control labor costs on a 202,000 sq. ft. concrete tilt-up facility.
