Additional experience includes roles as Sr. Project Manager for Pulte Homes responsible for all sales, design, construction and customer service personnel activities for multiple large multifamily condo developments and worked to reduce build cycle time 15%, cost to build 6%, and reducing customer service costs 20%. This was achieved by constant analysis and communication with trades and vendors on present operations and deficiencies as well as forecasting manpower needs, materials quantities and lead times. Further development of our QA/QC procedures and directing onsite quality assurance training with our personnel and the trades from ground up led to the 20% reduction in CS costs. As Director of Construction for The Holiday Organization I had operational PL responsibility for the Long Island division leading all design, sales, construction, and customer service departments for multiple large scale ($100,000,000 + each) high end private gated community developments each in excess of 100 homes delivering over $75,000,000 in profit in three years.
I am a highly capable Project Manager with strong ability to plan and adhere to directives and deliverables, anticipate and problem solve, utilize PM systems from initiation through closeout, team build, see the big picture and work well under pressure. I work extremely well with stakeholders, clients, owners and fully understand and act with discernment, professionalism, and confidentiality. I have extensive knowledge in all building facets including site development, underground utility runs, roadwork, grading, sewer and drainage systems, foundations, structural, mechanical and fire suppression systems, smart control systems, fixtures, space planning through high end finishes.
