Experience
• 2007- Current Currently assisting various clients as an Owner’s Representative, guiding projects from programming through to the end of construction, managing schedule and costs as well as assisting the owner in the selection of architects, consultants and contractors. Projects include:
A new 204 patient Bed Pavilion and a build out of an existing space into a new Diagnostic Imaging facility relocated from other hospital spaces for Central Dupage Hospital.
Downers Grove Fire Station and District Headquarters, for the Village of Downers Grove.
Marriot Hotel, Convention Center, and Parking Deck in Normal, Illinois, for the Town of Normal.
Naper Main, a new municipal parking garage in downtown Naperville, as the first phase of a retail, residential and commercial development, for a local developer.
Mediation services, acting as a “Neutralâ€, to settle disputes between the owner and contactor, facilitating the closeout of a contract for a $20m project. In this role I provided fact based (with input from all parties) binding decisions on disputes relating to scope of work and cost issues.
• 2003-2007 Project Manager and Architect for a local builder that offers full service custom residential design/build services. I was responsible for design, supervising production drawings, permitting, estimating, scheduling staff, and purchasing.
• 2001-2003 As Senior Project Manager/Architect/Construction Administrator, I was responsible for various school projects, including two high schools in McHenry and grade schools in Elgin, Roselle, Winfield, and Cicero, for a regional Architectural and Engineering firm, FGM Architects & Engineers. As a member of the Technical Standards Committee, I participated in establishing and maintaining office document and procedural standards, including updating standard details, sheets and specifications. My first two projects at FGM were additions and remodeling to two elementary schools in Roselle ($5 mil) and two high schools in McHenry ($40 mil). I undertook these projects during their design development, put them back on track, and completed them on schedule. I also performed final construction document QC reviews/coordination and Masterspec updates.
• 2000-2001 As Director of Design and Project Manager, I completed two hotel projects, a 245 unit adaptive reuse of/addition to an office building in Chicago and a remodeling of a 145 unit full service hotel in Indiana, with the First Hospitality Group, a local hotel development and management firm.
The AmeriSuites Hotel in Chicago was originally a ten story office building, which was converted to hotel suites, and included a 7 story addition. Facility upgrades included repairing an existing underground garage, and the addition of a swimming pool at the lower level. I coordinated with consultants for the installation of food service and laundry equipment, and service/rough-in requirements for the retail tenants, and reviewed change orders and payment requests.
The Ramada Inn in Elkhart, Indiana is a full service 145-unit hotel that was completely refurbished. Responsibilities included coordinating with the Architect, bidding, writing owner/contractor and owner/subcontractor agreements, scheduling, construction administration and supervision, and review of change orders and payment requests. I also prepared scope documents for separate portions of the work, for the HVAC, interior furnishings and finishes, swimming pool rehabilitation, exterior facelift (EIFS) over existing masonry, and bid and awarded and supervised this work separately. Coordinated with tenant requirements for a new Bennigan’s restaurant.
• 1998-2000 I was the Project Manager for the construction of an eight story, $20 mil., 80 unit retail/luxury condominium building in downtown Arlington Heights, for E. W. Corrigan Construction Co., Inc., a local general contractor. I prepared and regularly updated a detailed project construction schedule using Primavera software, coordinated with and scheduled subcontractors, issued payment requests, and change proposals. I used Prologue, Access, and Excel software as management tools to track shop drawings, and project changes.
Responsibilities also included negotiating contracts and change orders with subcontractors, and participating in the value engineering process. The cast in place structural slab was changed to a post-tensioned concrete slab system, and the roof framing was changed from a structural steel system to a cold-formed metal stud system, for a substantial cost savings.
I also created a spreadsheet for the condo unit improvements, establishing unit prices for the condominium upgrades, obtained pricing for custom work, and worked closely with the sales staff for buyer approval and implementation. Coordinated service/rough-in requirements for the retail tenants.
• 1990-1998 As Managing Architect and Project Manager for the Chicago (branch) office (for eight years and at two locations) of a regional A/E firm, Larson & Darby, Inc., I was responsible for all aspects of the projects handled by this office. Project types included office buildings, child care and fitness centers, and manufacturing/distribution centers. I scheduled office manpower using an Excel spreadsheet that I created. I also prepared project schedules for clients using Microsoft Project, and prepared construction cost estimates using an Excel spreadsheet with a database of unit costs.
Major clients included Wallace Computer Services, Inc., for which I completed nine different projects from office/manufacturing facilities throughout the country to remodeling of existing facilities, and a feasibility study for a new corporate headquarters.
Another major client was Motorola, Inc., for which I completed a three-story office building that included a child care and a fitness center, a free standing child care center, and a retrofitting a 60,000 S.F. data center into an office space. I also completed a feasibility study for a heliport at their Arlington Heights, IL. facilities, and an ADA survey at the same location.
I completed a highway maintenance facility for IDOT in Schaumburg, IL, including fuel islands, a maintenance shop with wash bay, and administrative offices. I worked closely with the head of the legal department at IDOT and the Surety Company to ensure the completion of the project, due to financial problems associated with the general contractor.
• 1978-1990 In twelve years with A. Epstein & Sons, Inc., my responsibilities gradually increased to the level of Senior Project Manager. I worked on a diversity of projects, from grocery distribution centers, to state of the art automated cereal manufacturing facilities and ASRS storage buildings, to high rise office and apartment buildings, to a sophisticated research laboratory building for Northwestern University.
Representative projects included the following:
Project Manager for two Design/Build rack supported ASRS additions, in Alsip, Illinois, and Denver, CO, for the Keebler Co.
Architect and Project Manager for the Catalysis Center, a state of the art laboratory building, housing research labs and two electron microscopes.
Project manager for a 500k SF Design/Build grocery distribution center, including freezers and coolers, in Gresham, OR, for Albertson\'s, Inc.
Construction documents and Construction Administration for a 50 story office building at 150 N. Michigan, Chicago, and coordinated design/build of the curtain wall system with subcontractor.
Construction Administration of a 35 story office building at 20 N. Clark, Chicago. Project Manager/Architect for all tenant improvements. Completed construction documents for over 90 tenants in less than one year.
Roofing Consultant for various clients throughout the country,
Project Manager/Architect for fourteen rehabilitation projects throughout the midwest, for the Department of the Navy, Great Lakes.
Completed preliminary design for security systems at five military bases throughout the world, in a joint venture with a security consulting firm. I obtained a \'secret\' security clearance for this project.
• 1974-1978 While with McKee, Berger, Mansueto, Inc., Construction Consultants, I assisted in the management of the $250 mil. Chicago Board of Education Rehabilitation Program, supervising the work of architectural firms as a Design Phase Manager. My responsibilities included review of estimates and construction documents for conformance to standards and budgets, and interfacing with BOE staff.
As a member of the on site construction management team, I was responsible for the supervision, coordination, and scheduling of subcontractors for a new $12 million high school in Streamwood, Illinois. I monitored construction quality control and safety, scheduled inspections, and provided data for schedule updates. I also reviewed subcontractor change orders and payment requests prior to submittal.
