Twenty-two years in Corporate and Retail Design. Six years as project team member responsible for planning, production documentation and construction management. Seventeen years as Director of Production and Construction Services with extensive background in all aspects of construction documentation, adaptation of prototype design, coordination of consultants, cost estimating, scheduling and direction of project construction management services, full P/L responsibilities. My experience in construction management ranges from the management of new construction to renovations and retrofits for retail and corporate clients, stores, multi-family residential projects and residential Health Care facilities. I am HUD MAP and HUD LEAN certified and hold a Department of Defense Security Clearance.

Project Management/ Consultant – HUD
Providing Architectural/ Engineering reviews and cost estimating review for multifamily and residential Health Care Facilities submitting for HUD MAP and LEAN approval.
Project Management/ Construction Consultant - AAFES
Providing project management, cost estimating and consulting services to the Army Air Force Exchange Service for the planning, design, documentation and construction of ‘lifestyle retail centers’ on military installations in the continental United States. The retail centers range in size from 450,000 square feet to 700,000 square feet and ranging in cost from 72 to 160 million dollars.
Responsible for cost estimating, scheduling and interface with Architectural and Engineering consultants and development partners.

I was responsible for RYA\'s contract documentation and construction services for retail and corporate clients throughout the country.
Construction Services would be tailored to the needs of the individual project, with the goal of reporting directly to the Client, serving as their ‘in-house’ project management staff.
I have extensive experience in the preparation and review of construction documents including coordination of the Architect, Engineers and various consultants work.
My pre-bid expertise ranges from site evaluation, municipal interface and review of lease documents and conclude with the preparation of construction schedules and cost estimates to complete management of the project through the bid process to contract award.
Post-bid expertise ranges from contracts, submittal review, daily construction management and site reviews, working with the Architect, Engineers and the various contractors to resolve construction issues with the goal of resolving problems without sacrifice to design, cost or schedule.
Close out expertise ranges from the preparation of punch lists, oversight of project close out documentation, including final coordination with the local municipalities and Landlord and project turn over in concert with the approved budget and schedule.
