I understand I may be overqualified for this position, but I am looking for an entry position to a company which will provide the oporunity for growth.
The last thirty years of my life have been spent in the construction industry. During this time I successfully bid, negotiated, and constructed many projects. In addition as VP, I was responsible for the complete over site of all contracts. The strong work ethic I have stems from the 7 years spent in the Naval SeaBees constructing projects around the world. The “Can Do†attitude and multi tasking abilities I gained there have become part of my character and allowed my career to advance to this level. I have attended a multitude of training courses over the years, including labor relations, immigration rules and regulations as related to labor, OSHA 30 hour safety training, quality control programs, Lien and Lien release laws, construction contracts and negotiations, estimating, and Microsoft Office advanced classes.
My primary experience is in the area of construction management. I have experience in the field and senior project management. As VP of a large construction company I gained experience managing multiple projects from the ground through completion, including project planning, development, buy-out, contracts/negotiations, and construction over site. I also developed the estimating, quality assurance, and safety programs for the company from start to implementation. I am very familiar with and accustom to working closely with Building Departments, Fire Inspectors, Architects, Engineers, and project Owners in solving problems and completing a successful project. The past experience I have gained from hands on in the field, through project and corporate management has provided a unique insight in for-seeing construction related problems and reaching successful results for all parties concerned.

2001-2009 Florida Construction Services, Inc.
VP / General Manager , Main office Dunedin Fl, jobs through out southern US
Duties: Over see the day to day operations for Florida Construction, a wood framing and drywall sub contractor as well as participate in the development and management of a marina. Construct and maintain all project schedules via Micro Soft Project. Provide all estimates, contract negotiations, material procurement, PO’s, material deliveries, and quality control. Write and implement all safety programs, and in-house safety training programs, quality control programs, project budgets and manpower requirements. Complete all monthly draw applications, review all accounts payable, payroll, and insurances. Schedule and manage all projects in accordance with negotiated contracts and fast paced schedules as required by each GC .Duties also included complete oversight of all Florida Construction in house development projects. Concurrently I served as Harbor master and construction manager for a 370 slip in house marina while under our construction expansion.
1999-2001 Lowder Construction

Duties: Review of plans for development, write scopes for each trade, contract negotiations, over see project construction, review and approve monthly sub draw applications, red line construction drawings for review and correction for next project. Ensure all OSHA safety standards are met, in addition to a strict quality control program. Provide and maintain project schedules via Primavera.
Responsibilities included the day to day over site of large construction projects and all associated tasks required to maintain a smooth running project meeting the fast paced schedule of multi tasking trades and producing the high quality required for unit turn over to ownership group with a minimum punch list.
Projects: Condos starting price 500K and up, High-end apartment project consisting of 535 units
1994-1999 Trammel Crow Construction
