Selected Accomplishments
Built solid long-term customer relationship, securing repeat business for J.N. Residential. Negotiated a cost plus contract to build a custom home. Customer provided the plans, but house would not fit on lot due to environmental conditions, requiring plans to be redesigned. Utilized customer service and communication skills to work closely with customer during numerous changes in construction process. Even though project went over budget, customer was still happy and returned with additional projects.
Completed custom build project on time, despite accelerated delivery date for O’dwyer. During construction of custom pre-sale home, delivery deadline moved up by 30-days. Quickly assessed situation and reprioritized project to accommodate new delivery date. Worked closely with sub-contractors and extended work hours. Successfully met new delivery date and reduced carry costs due to time saved.
Automated processes, improving overall operational efficiency of J.N. Residential. After establishing successful business, needed to automate record keeping. Researched various systems. Determined and implemented best comprehensive package. Significantly improved budgeting, job costing, general bookkeeping, as well as historical and A/P information. Reduced accounting costs 50%.

VP Operations, J & K Builder Group, Inc., 2004 - 2008. Partnered with $2M home builder to expand business of multiple upscale communities. Directed 100+ staff. Negotiated purchase pricing, prepared schedules, reviewed contracts, attended closings, arranged loans for construction, and handled all regulatory compliance and insurance issues. Responsible for quality control, meeting budgets and supervising all sub-contractors.
