As a Master Builder I managed the construction of single family homes and multi family townhouses, with an average build time which was 11% under budget (a record in the history of the company.) These projects consistently scored 97%+ on Quality Standards Inspections, as well as achieving an average score of 99.9% on Final Closing Inspections.
In the position of Operations Manager at Baldwin Park, Orlando, Fl., I had full responsibility for a team of Senior and Master Builders, building 100+ custom/production homes per year. This position involved the managing of builders, subcontractors, warranty technicians, schedules, budgets, and environmental concerns for a large dedicated section of the 3400 acre development. The benchmark of management in this high profile premier community was the delivery of a consistently excellent product in the eyes of our customers, our shareholders,our business partners,and our prospective buyers. In always meeting and exceeding this goal I was able to position myself for greater responsibility within the company and help our construction division to be a leader in production, sales, and new job starts. I obtained O.S.H.A. Safety Certification and a State of Florida Storm Water Inspector’s License during the course of my employment. In this position I dealt with the overall supervision and construction of State Prison Facilities, Airport Terminals and support structures, Public School Buildings, Privately Owned Day Care Facilities, and Federally Funded Head-Start Classroom Projects. My job scope included project bidding, estimating, material selection and inspection, cost control, subcontractor negotiation and selection, payroll, contract drafting and enforcement, employee training and certification, permitting, inspection, obtaining of compliance and occupancy certificates, as well as final punch, warranty, and contract resolution, including lien filing and release. Our commercial division consistently erected modular, conventional, and red iron structures in the 10 to 90 thousand square foot range, using cranes of 150-650 ton capacity. Originally hired to oversee the construction aspects of the modular and site built transitional structures, I was able to expand our business and scope of work to include excavation, site work, footings, foundations, flatwork, and masonry, due to my extensive commercial background in these trades. My responsibility was for both Union and Non-Union jobsites, overseeing crews of Iron workers, Carpenters, Laborers, and all Mechanical Trades and Workers in the erection of 4 and 5 story Public School Buildings, in the highly competitive metropolitan New York City, Boston, and Philadelphia areas. Our custom home division was simultaneously producing homes under my supervision in the $300,000 to $2,000,000 range.

During this 10 year period of time was employed with various contractors, in the Southeastern U.S. as a Subcontractor/Construction Manager, as follows:
American Vision Centers, New York City, N.Y.,as General Contractor, I specialized in site selection, drafting of permit sets of prints, permit acquisition, demolition, renovation, and final inspection and obtaining of C.O. for retail tenant spaces to be used as Optical Eyewear Labs, dispensaries, and Optometry offices.
Unico Development, Inc., Athens, GA., was Construction Manager with full scale responsibilityfor job estimating and bidding, subcontractor selection, contract drafting and negotiation,cost control, payroll, punch, Q.C., and C.O. on a 35,000 square foot warehouse facility which included 7+ acres of site work, drainage, retention, fencing, security, and road work.
McCown Const. Co., Inc., Athens, GA., was Construction Manager performing the same duties as above, with regards to the construction on a 10,000+square foot retail/warehouse/ shipping facility. This development included 3+ acres of site work, parking, drainage, retention landscaping, loading docks, as well as pre-construction hazardous waste evaluation, remediation, and disposal.
Prior to 1979 I spent several years as a General Contractor in the residential and commercial fields, I was involved in site work, foundations, concrete flat work and masonry, framing, trim, and final interior and exterior fit and finish on single and multi family homes and commercial buildings.
