General Overview of Responsibilities are as follows;
Help to manage the project team, coordinate with other departments, act as the liaison with clients, landlords, developers, their consultants and associates. Coordinate, organize, control and cause each project to be completed on time, under budget and with highest quality and customer satisfaction. Hold estimating, per-construction and safety site meetings with subcontractors and vendors. Manage the communication of RFI correspondence, addenda, and project documents to all parties to ensure a complete understanding of all phases of construction. Develop the scope, schedule, general conditions, general requirements, allowances, alternates and proposal qualifications as required.
Specific Responsibilities include but not limited to the following:

Obtain, Generate and Implement Owners & G.C.’s “Punch List†– Generate our own (the general contractor’s) work list/punch list, obtain from the owner (client) work list/punch list. Determine responsibility for all items on the work list/punch list for specific scheduling of all items to be completed. After completion and/or resolution of all work list/punch list items help the project staff (team) in the close out process.

Responsible for the Punch List and Close Out of the construction portion for the above mentioned project. Which involved taking a 5100 item work list (i.e. deviation notices, correction notices and punch list items) and working diligently with subcontractors and owners rep. to complete the list having less than 300 items upon substantial completion. Substantial completion was obtained 30 days early with final completion of the project projected to be 60 days early.
• South Region Elementary School #1 LAUSD, Los Angeles, CA
School Facilities for the 108,660 square foot South Region ES #1 includes classrooms, a library, multi-purpose room, food service and lunch shelter, administration, playfields, and both surface and underground parking. Buildings are 2-story, steel frame, masonry, concrete on metal deck, plaster/metal/skin on a fully developed site. $50.8 million
• Emergency Operations Center, Los Angeles, CA
81,000 square feet. steel frame Emergency Center, 40,000 s.f. steel frame Fire Station, 100,000 square feet concrete frame parking structure $87.3 million

• Mark Taper Forum Renovation, Los Angeles, CA
Installed new tiered seating, large multi-purpose stage, dressing rooms, electrical and lighting studios, suspended cat-walks, restrooms, lounge areas and business offices in the 25,200 square foot facility. All building and theatrical systems were replaced with state-of-the-art systems, and everything from the seating, to the lobby, and ventilation systems were upgraded. $20.0 million
• The Mercury, Los Angeles, CA
Successfully converted an aging 24 story office complex into a state-of-the-art; luxury high-rise featuring 238 for-sale units, built over two levels of ground floor retail. Upgrades to the building included new MEP systems, elevator modernization, exterior skin modifications, and a renovated five-story parking structure that holds 560 vehicles. A construction highlight is a 12,000 square foot raised rooftop facility featuring a resort-style pool, fitness center and patio, where residents and their guests can marvel at panoramic views of LA. $70million
• University Of Claremont, Claremont, CA.
Construction of a new student services building for the Claremont University Consortium, 22,890 square feet medical and counseling offices. Construction included the reconfiguration of a large intersection to clear the site for the new facility resulting in the diversion of existing roadways while improving vehicular and pedestrian circulation. The two-story, steel framed facility accommodates three divisions that currently serve the student population. $20.0 Million
• Excel National Bank , Beverly Hills, CA
Renovation of an existing office space within a 12-story midrise office building. Integrating all major mechanical, electrical, and life safety systems to the existing building operational systems. $1.0 million
• Hampton Products, Lake Forest, CA
Renovation of a 350,000 square feet empty warehouse. Of which half was converted into a two story front office complex, back section housing, a research development division, production line, shipping receiving and warehousing. $3.0 million
• Sammy Studios, Carlsbad, CA
A 66,000 square feet of headquarter space for a San Diego-based Sammy Studios. Worked to create a state-of-the-art development studio to help expand the company’s video game operations division, for the accommodation of 200 employees. Constructed specifically for game development. There are no contiguous walls, and free-standing structures serve as offices, labs, workspaces and meeting rooms. Features include state-of-the-art (hi-tech) art and design programming tools, audio and video recording studios, online gaming, focus test lab and optical motion capture facilities. $5.0 million
• The Pegasus at 612 Flower, Los Angeles, CA
Converted a historic office building into the renovated 202,792-square-foot live-work lofts This 12-story building is an adaptive re-use project. Leaving the building’s exterior virtually untouched, construction focused on demolishing the interior while preserving the classic 1960’s corporate design elements and meeting specific adaptive re-use requirements. This included a two-level ground-floor lobby with an escalator that dates back to the original building construction, and a green marble main elevator lobby featuring an oil drilling and refining frieze, In addition to building 207 unique guest rooms, also created a new rooftop swimming pool adjacent to a full bar and complete kitchen for poolside entertaining. $27.0 million
