Construction Superintendent and Director of Construction

Began as a Construction Superintendent on FmHA apartment projects
in Alabama. I was responsible for project management
tasks from preconstruction phase to final inspection. Duties included dealing with local
authorities for plan and site approvals, seeking and screening subcontractors
and project procurement. Due to company
growth, I was offered the opportunity to take charge of construction to allow
the Owner to seek more development work.
Our markets extended to conventional apartments in metro areas. More company growth facilitated structure
changes such as increased staff, shuffling of duties, etc. I assumed the responsibility supervising four
Construction Coordinators and four + Field Superintendents, and the management
of the drafting and clerical employees.
I was also a part of the development team, providing input into plan
design, company policies, site locations, personnel, etc. Over a period of years, I wrote a policies
and procedures manual and developed a subcontract agreement from an original
six pages to one that was over twenty pages.
I instrumented the change from simple job cost codes to conform to AIA industry
standards. I was integral in the implementation
of critical path scheduling software in place of the bar graphs and hand
scheduling methods that were outdated. I
assisted in the conversion from spreadsheet estimating to Timberline software.

Construction Superintendent
Left due to lack of work
I served as a superintendent for hotel renovations on five
star hotels across the country. The
position was basically a seven day a week job.
As an onsite superintendent, I lived in the hotel being remodeled. Work was done on one floor at a time to
allow the hotel to continue operations. This
required strong managerial skills in order to keep workers performing quietly
and at odd hours. My responsibilities encompassed
successful project completion, on schedule and under budget. I also served as liaison between hotel
engineers, hotel management, and subcontractors. Most work was open shop, but some was with
union workers requiring additional effort and professionalism to facilitate
successful completion. Projects

I was a key employee in the startup of Charter
Construction. Charter began as an apartment
management and building company in government funded programs. Charter was performing only minor renovation
at the time I was hired. I was
instrumental in setting up new accounting and estimating software where there
had been none. I implemented and refined
a job cost system and helped establish policies and procedures. I was responsible for writing subcontractor
agreements, pay requests, procurement and all other processes within the
construction company as well as dealing with lenders and the property
management division of the company. We
built several smaller projects around Alabama
and Mississippi. While I was there the company went from one
Construction Superintendent to four. We
also built duplexes and triplexes in Auburn
that were conventionally funded products.

processes required. Target performed
