Bird is a 90-year old general contractor operating throughout Canada with annual revenues exceeding $800 million.
Branch Manager 2007 – 2010
Reported directly to the President and Chief Executive Officer out of the Toronto office. Devised and implemented short and long-term business plans. Managed all marketing, procurement, estimating, operations, personnel, financial forecasting and reporting. Global responsibility for project and branch P&Ls.
Operations Manager 2006 – 2007
Responsible for overall field operations of the branch including, but not limited to safety, productivity, quality, scheduling, profitability and overall project success. Overhauled the safety program and led the branch through almost four years without a single lost time injury. Reviewed projects prior to procurement, understood contract documents, assisted with proposal preparation, interviewed with prospective clients, estimated and reviewed estimates prior to bid. Directly responsible for estimating, forecasting and financial reporting to clients on cost-plus contracts. Reviewed P&Ls with Project Managers prior to handing them off to the Branch Manager.
Project Manager and Estimator 2001 – 2006
Estimated, prepared proposals and bid projects that were consistent with Bird’s business plan. Simultaneously managed multiple projects from $2.7 million to $33 million. Projects included structural upgrades, historical renovations, program renovations, military, office and retail. Successfully developed and maintained a track record of repeat clients. Developed project P&Ls. Successfully completed all projects within schedule and budget. Earned several “Outstanding†evaluations from the Arm Corps of Engineers.
SD DEACON CORP OF WASHINGTON, BELLEVUE, WA 1999 – 2001
SD Deacon is a general contractor with offices in Washington, Oregon and California with a focus on retail projects, building envelope repairs and insurance remediation work.
Project Manager and Estimator – General Construction 2000 – 2001
Took over a new office building project that was 70% complete, behind schedule and over budget with a design assist delivery method. Completed the project on time and within the budget while incorporating numerous Owner changes driven by the Owner’s tenants.
Project Manager and Estimator – Special Projects Division 2000
Estimated, solicited and managed Tenant Improvement projects for SD Deacon’s Special Projects Division. Project size ranged from $100,000 to $2 million. Responsibilities included preparing preliminary estimates, giving presentations and interviewing with prospective clients.
Project Engineer 1999 – 2000
Managed all Requests for Information (RFIs) and submittals for commercial, retail and multi-family projects. Reviewed all structural steel drawings and incorporated major design revisions during construction with 100% accuracy. Managed the change order and billing processes.
QUADRANT HOMES, BELLEVUE, WA 1998 – 1999
The largest production, single-family homebuilder in the greater Puget Sound region.
Purchasing Agent 1998 – 1999
Conducted detailed estimates on all new floor plans as well as all owner upgrades. Helped establish the standard to which all floor plans would be designed. Negotiated and executed multi-year contracts and purchase agreements with subcontractors and suppliers. Worked closely with sales department to track option trends and come up with creative ways for homebuyers to customize their new homes. Helped design and build the first showroom to help homebuyers customize their homes.
INTRACORP REAL ESTATE, SEATTLE, WA 1996 – 1998
A full service real estate developer with the ability to control the entire process from feasibility study and land use planning to product development, marketing, construction and sales.
Project Engineer 1996 - 1998
Managed all owner upgrades for a 450-unit multi-family development, which included meeting with potential homebuyers, estimating their options, working with the sales staff through the purchase process and executing the upgrades in the field. Estimated, forecasted, purchased and controlled all lumber packages to anticipate market trends and assist Construction and Project Managers with cash flow projections.
HENSEL PHELPS CONSTRUCTION CO., SAN JOSE, CA 1995 – 1996
One of the most diversified and largest general contractors in America, according to Engineering and News Record.
Field Engineer 1995 – 1996
Developed “lift†drawings, which incorporated all construction components within concrete structures for use by own forces and Subcontractors. The lift drawings involved detailed coordination with Subcontractors and submittals as well as all drawings and specifications. Wrote and tracked Requests for Information (RFIs) for items which did not meet, or appeared to conflict with the Contract requirements. Executed all surveying and layout for secondary control, self-performed concrete work, pilings, steel erection and site work.
Estimator 1995
Executed detailed quantity take-offs for divisions 8 through 13 on projects ranging from $15 million to over $100 million. Conducted as-bid analyses on every project to assess bid day accuracy. Initiated negotiations with Subcontractors and Suppliers on projects where Hensel Phelps was the successful bidder and worked with the project personnel through contract execution.
RP RICHARDS CORPORATION, SANTA BARBARA, CA 1991 - 1992
Was one of the largest Division 15 contractors in California providing Plumbing, HVAC and Controls services.
Internship – Purchasing Agent 1991 – 1992
Originally assigned to assist the purchasing department by analyzing the pricing of all plumbing equipment. Was quickly given the authority to negotiate, purchase and submit on all plumbing equipment for all projects. Value of plumbing equipment ranged from $1,000 to $150,000 per item. Conducted detailed drawing and specification analysis, managed long lead-time purchases between the vendors and jobsites and followed up with Operation and Maintenance manual assembly.
